Avenue5 Residential is growing and we are currently hiring a full time maintenance technician for the Springfield area. This position requires flexibility. Does require to be on a on-call rotation. We need a go-getter; someone that can be independent but still meet deadlines.

The Maintenance Technician is responsible for addressing an array of apartment and property maintenance duties as specified by the Maintenance Supervisor and/or Property Manager, and for maintaining the highest standards in customer service and curb appeal of the assigned apartment community.

Essential Job Functions:

Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance.

Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.

Inspect the property grounds, buildings, and common area amenities (swimming pool, fitness area, mail box kiosks) to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.

Assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.

Perform daily maintenance tasks, such as service requests and unit make-ready (punch, paint, etc.) ensuring timeliness and quality standards are met.

Participate in emergency on-call/after-hours maintenance assignments; adhering to established response times and addresses emergency issues appropriately.

Foster a positive, active and collaborative relationship with residents, other communities and associated agencies.

Requirements:

High school diploma or equivalent is required.

Ability to read, write, comprehend and converse in English.

Must maintain a strong focus on customer service.

Ability to multi-task.

Thorough understanding of local, state and federal Fair Housing laws.

Must be licensed, insured and able to drive a vehicle.
