We are seeking a dynamic self-starter who enjoys working with others and making a positive impact in property management. The ideal candidate will be highly organized, professional, and communicative, with the ability to assist in property maintenance, including routine upkeep of systems such as the septic system. This position requires a basic understanding of computer use and internet navigation skills.

Work Environment:

This position offers flexibility, including the option to work from home. A dedicated workspace is required where company files can be securely stored, and there is an area available for tenants to review and sign rental documents or other agreements.

Office Hours:

Monday through Friday, 8 AM – 4:30 PM, with flexibility to work on weekends as needed for tasks such as showing rental units, signing rental agreements, or performing and assisting with property system maintenance, including the septic system.

Compensation:

Compensation will be based on experience.

Qualification Requirements:

High school diploma or GED.

Excellent attention to detail and organizational skills.

Ability to speak, read, and write in English.

Strong verbal and written communication skills.

Ability to complete training requirements within predetermined deadlines and attend additional training sessions as required.

Key Responsibilities:

Enter receipts and make bank deposits.

Advertise and fill vacant rentals.

Accept rental applications, answer questions, and guide prospective tenants through the application and move-in process.

Perform daily property walks to inspect the grounds, facilities, and equipment for safety, cleanliness, and compliance.

Manage and maintain common areas, including basic landscaping tasks such as mowing, edging, and debris removal.

Meet with current and prospective tenants to address requests, resolve complaints, and show available units.

Enforce rental agreement terms, including rent collection, policy enforcement, and attending court when required.

Coordinate and schedule maintenance and repairs with vendors or perform minor repairs when appropriate.

Issue written notices for rule violations, unpaid rents, or maintenance issues as needed.

Maintain accurate records, files, and communication logs for tenants and property operations.

Oversee parking compliance and community safety standards.

Assist with emergency response procedures and communicate with residents during urgent situations.

Support ownership and management with administrative tasks, reporting, and periodic inspections.

Monitor, maintain, and coordinate routine septic system needs, including inspections and pumping, assist with basic upkeep as appropriate, and promptly report any signs of system issues.
