Guardian Management has an immediate need for a Full-Time Area Manager to join our experienced and committed team in Roseburg, OR!

For this position, we are seeking a dynamic self-starter who enjoys leading others and excels in a fast-paced environment. The ideal candidate will be highly organized, professional and communicative. Must have a minimum of five (5) years' experience multifamily property management and at least three (3) years' experience working with federal assistance programs such as HUD, RD or HOME (LIHTC preferred). This position requires proven knowledge of all property management duties and operations.

The Area Manager will work to ensure that each property meets all ownership goals and objectives as well as Guardian Management procedures and standards through the daily supervision of all areas of management of each property. This includes good physical appearance and maintenance upkeep, good financial health and stability, program and government compliance, and client relations. This position will strive to represent Guardian Management as a knowledgeable and professional organization.

Schedule: 40 hours / week; Mon-Fri 8:00 AM - 5:00 PM.

Compensation: DOE + benefits!

Qualification Requirements:

The requirements listed below are representative, but not exclusive of the knowledge, skill and/or ability required.

B.S. or B.A. degree from college institution. In lieu of a B.S. or B.A. degree, must have five (5) years real estate related industry experience.

Minimum of 3 years’ experience working with federally assisted programs such as HUD, RD, HOME, and Tax Credit preferred.

Demonstrated ability to appropriately delegate responsibility with necessary authority without relinquishing overall responsibility and accountability for the delegated tasks.

Excellent attention to detail and organizational skills.

Strong mathematical skills and basic understanding of property budgets and financial accounting.

Ability to speak, read and write in English.

Ability to read, analyze and interpret tenant leases, management agreements, financial narratives, partnership agreements, property escrow statements and other relevant accounting and industry documents.

Ability to effectively present information and respond to questions from Site Managers, Lenders, Agencies, Property Accountants, Clients, and others.

Ability to write reports and business correspondence.

Requires positive attitude and good interpersonal skills – always be approachable.

Strong verbal and written communication skills.

Requires a high-level commitment to customer service, whether co-workers, residents or clients.

Able to complete company training requirements for this position within pre-determined deadlines and attend other training sessions as required.

Own or have access to properly insured vehicle for use in business transportation needs and possess/maintain a valid driver’s license.

Essential Functions:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily with or without reasonable accommodations.

Represent Guardian in a positive and professional manner at all times.

Responsible for employee development of site staff.

Assist Portfolio Manager by providing on-going training, providing feedback for performance reviews, and development of site staff.

Assist Portfolio Manager with preparing a comprehensive operating budget for each property and operate property within this budget.

Assist Portfolio Manager with Preparation of RD budgets as well as annual reports.

Approve expenditures in accordance with company purchasing policies and the budget.

Assist Managers with analyzing and reporting on monthly actual financial performance, including owner narrative.

Develop and monitor ongoing physical property upkeep and maintenance programs.

Assist Portfolio Manager with handling resident relations matters that have escalated and offer leadership to site staff in such matters.

Manage relationships with owners, agencies and clients in a positive & responsive manner.

Monitor compliance with Landlord-Tenant Law, employment law and Fair Housing Law.

Visit properties at least quarterly and conduct site inspection reports.

Computer understanding and literacy in Microsoft Word, Excel, Outlook (e-mail) and Yardi.

Demonstrate excellence in time management and written & verbal communication skills

Participate in periodic internal operational meetings and occasional meetings with Portfolio Manager.

Represent Guardian Management in a professional and ethical manner in the community.

Attend and assist with the preparation of response to agency reviews.

Oversee compliance with the Affirmative Fair Housing Marketing Plan.

Assist with coverage for co-workers as requested by Portfolio Manager.

Assist with special projects.

Active participation in team meetings.

Attend and participate in training classes.

Look to ways to improve company procedures, training and industry reputation.

Other duties as assigned by the Portfolio Manager.
