Searcher/Post Closing/Recording
The position is responsible for accurately completing title searches (whether in the clerks office or online) which includes current owner, 2 owner and full searches, the receipt, review and delivery of completed documents to lender. This includes reviewing loan documents for compliance, completeness, and accuracy. This may require obtaining missing information from necessary parties such as attorneys and/or borrowers and providing support to internal and external customers. Also, you will need to be able to do recordings (whether in the clerks office or online web portals) in a timely fashion, handle completion of recording log and being able to complete short and long form lender and owners policies.
Daily functions can include
Daily interactions with notaries and/or attorneys to confirm successful closing
Reviewing documents according to HUD/Lender QC checklist
Verifying all documents in post closing package to ensure accuracy and resolving any post closing stipulations
Scanning and loading files into internal software
Shipping documents to lenders and ensuring receipt
Work closely with and assist the closing, and funding departments to ensure timely turnaround times
o This WILL require preparing policy and recordings as needed
Additionally, this position is responsible for scheduling closings with borrowers, attorneys, notaries, and all third parties involved.
Requirements:
Must have 2+ years in title industry experience
Must have excellent verbal/written communications kills
Must be flexible and adapt to change quickly
Must have critical thinking and problem solving skills
Must have strong organizational and multi tasking skills
Must show strong initiative
Must work well in a fast paced team driven environment
Necessary computer programs knowledge and use: Microsoft Outlook (email), Microsoft Word, Microsoft Excel. Resware and Simplifile experience a plus.
