Job Summary

DESC currently has two (2) openings for Land Agents at all levels. Currently 1 opening in the Charleston, SC area and 1 opening in the Columbia, SC area.

Associate Land Agent

This role is an entry level position, which supports negotiation and assists with securing legal land agreements from affected landowners, whether they are private owners, corporations or government agencies to permit the construction of facilities. Works closely with Land Agents and Sr. Land Agents to gain familiarity with areas of responsibility. Assists Land Agents and Sr. Land Agents with negotiating, preparing and securing binding agreements (rights-of-way, leases, grants, fee purchases, etc.) with property owners. Assists with title research and investigations. Identifies ownership of surface and subsurface real estate interests for affected properties. Acts as liaison between landowner and company. Inspects property and utilizes public information and comparable real estate information to determine value. Prepares and submits applications for various permits, licenses and bonds (road/railroad crossings, driveway permits, building permits, heavy hauling permits, etc.) Investigates damage claims, assesses damages and negotiates settlements. Interprets, creates and enforces land, leasehold or easements rights. Coordinates efforts with input from inside and outside legal counsel.

Land Agent

Senior Land Agent

This role negotiates and secures legal land agreements with affected landowners, whether they are private owners, corporations, or government agencies to permit the construction of facilities. Negotiates, prepares, and secures binding agreements (rights-of-way, leases, grants, fee purchases, etc.) with property owners. Performs title research and investigations. Identifies ownership of surface and subsurface real estate interests for affected properties. Acts as liaison between landowner and company. Inspects property and utilizes public information and comparable real estate information to determine value. Prepares and submits applications for various permits, licenses, and bonds (road/railroad crossings, driveway permits, building permits, etc.). Investigates damage claims, assesses damages and negotiates settlements. Interprets, creates, and enforces land, leasehold or easements rights. Coordinates efforts with input from inside and outside legal counsel. Coordinates procurement of outside land services as needed, through the preparation of RFPs, analysis of proposals and awarding of contracts. Coordinates efforts of contract land agents on various projects, as applicable. Manages project land budgets and prepares regular reports on financial progress.

Candidates must have or be able to obtain a SC Real Estate License and become a Notary Public within 6 months of employment.

Required Knowledge, Skills, Abilities & Experience

Associate Land Agent:

Bachelor's degree in a related field and 0-2 years of right of way or related work experience; OR Associate's degree in a related field and 4-6 years of right of way or related work experience: OR High School Diploma and 8-10 years of right of way or related work experience

This role is an entry level position which supports the roles of the Land Agent listed below.

Land Agent:

Bachelor's degree in a related field and 2-5 years of right of way or related work experience; OR Associate's degree in a related field and 6-9 years of right of way or related work experience; OR High School Diploma and 10-13 years of right of way or related work experience

Senior Land Agent:

Bachelor's degree in a related field and 4-6 years of right of way or related work experience; OR Associate's degree in a related field and 8-10 years of right of way or related work experience: OR High School Diploma and 12-14 years of right of way or related work experience

The company is actively seeking United States military veterans and service members who meet the qualifications outlined below. • Military service members and veterans with ranks from E3-E5, W1-W2, or O1-O3 plus appropriate equivalent combination of education and years of experience as outlined above. • Military service members and veterans with ranks from E5-E9, W1-CW5, or O3-O6 plus appropriate equivalent combination of education and years of experience as outlined above.

Additional Skills

Additional Knowledge, Skills and Abilities:

Knowledge of probate, contract and real estate laws. Knowledge of agriculture and forestry practices. Proficient computer skills to include a working knowledge of Microsoft Office applications to include Word and Excel. Excellent verbal and written communication skills. Knowledge of state and local laws concerning royalty ownership, laws of descent, storage rights and property rights. Knowledge of courthouse record keeping at the county level. Ability to complete title searches for determining oil, gas, mineral, surface and sub-surface rights. Ability to identify solutions to resolve conflicts. Ability to communicate effectively, speak persuasively and develop rapport internally and externally. Ability to prepare reports, letters, memos and to maintain documentation. Ability to plan and organize and work independently. Ability to perform calculations and land valuations. Ability to interpret maps, plats, blueprints, plans and surveys. Ability to operate personal computer. Ability to manage multiple projects. Working knowledge of pipeline construction practices, as well as various applicable regulations including those that pertain to FERC jurisdictional projects. Bargaining and negotiation experience. Flexibility in work schedule. Proficient organizational skills and attention to details. Self motivated. Ability to build positive working relationships with customers, co-workers and management.

Senior Land Agent

Proficiency in all aspects of land management. Demonstrated negotiation skills and ability to assist in developing leasing and land agreement strategies. Knowledge of probate, contract and real estate laws. Knowledge of agriculture and forestry practices. Prior related work experience. Knowledge of state and local laws concerning royalty ownership, laws of descent, storage rights and property rights. Knowledge of courthouse record keeping at the county level.
