Superintendent needed for rental properties. Must live onsite in the affordable housing Triplex located just south of downtown Rapid City. This is not a part time or full time "job"in the traditional sense, as there is no punching a clock or cash exchanged. You live here free in exchange for 12-15 hours or so of superintendent type services a month.
Some of the duties include; general oversight (onsite eyes and ears) grounds maintenance (trash, mowing/weeding/snow/ice removal) cleaning of common hallways and laundry room, unclogging drains, fix dripping faucets- leaky toilets, replace lightbulbs/outlets/switches/reset breakers, repair screens, flip vacant units (clean appliances, wash walls, paint, shampoo carpets, change locks) and show open units to prospective tenants.
If you have additional skills, such as carpentry, minor electrical or plumbing, and the job at hand doesn't require a licensed contractor, you can bid those jobs and earn extra income as an independent contractor. You would also be paid as an independent contractor if the unit being flipped required a major remodel.
The work exchanged is task, not time based. Meaning, there is a checklist of daily, weekly, monthly and quarterly duties to be performed. There is a reporting system in place that monitors the quality and timeliness of their completion. Most tasks can be accomplished in the evenings and on weekends.
This arrangement requires a one year lease, just like any other tenant. If, for whatever reason, you decide it isn't your cup of tea, or vise versa, upon 30 days notice you would begin paying the rent and be expected to fulfill the terms of the lease just like any other tenant.
Qualifications include;
1) Since there is no cash exchange you must have an additional source of active income or have retirement income.
2) A valid driver's license, auto insurance and a reliable vehicle.
3) A favorable work history.
4) Pass a background and credit check. and have a checking account.
5) Efficient use of smart phone, email and google calendar.
6) Be able to answer after hours emergency calls from 6pm-8am.
7) Be able to respond to the Management company within 2 hours of receiving a communication from them.
