Standard Operating Procedures (Duties)
- Daily inspection of building perimeters, conditions of elevators, generator,
chiller and all associated equipment.
- Check schedules for possible early morning repairs scheduled in tenant
areas.
- Check PMS (Preventative Maintenance System) and post for follow-up.
- Inspect all public restrooms, stairways, and common areas for any
immediate problems that may need attending.
- Flush and clean air filters on 10 and 20 ton A/C units in press room.
- Flush cooling tower and surrounding deck areas to remove any trash and
build up. Back flush, bleed off and momentarily flush tower sump as
needed.
- Inspect chemical pump and controller for proper operation. Replenish
chemicals as needed. Check PH and TDS of tower and chiller water.
- Record building power, water, chiller, PNB power, generator fuel and
rooftop power in building’s records.
- Perform PMS as needed.
- Comply with laws, OSHA and fire regulations, and company policies
Scope of Building Maintenance Repairs
1. Replace/repair plumbing, repair faucets for sinks and showers.
Replace/repair toilet-flush valves, water fountains, and hot water heaters.
2. Secure/repair air handler leaks, service/repair motors and controllers.
Replace light switches, light ballasts, lamps, A/C outlets. Install A/C
outlets, light switches, circuit breakers, thermostats, air switches and
valves.
3. Service air handlers, replace air filters, bearings, V-belts, lubricate
bearings, paint air supply and return diffusers.
4. Repair and maintain custodial equipment: Vacuum, shampoo machines,
etc.
5. Maintain grounds, cut and weed lawn around building.
