Resort Maintenance Superintendent
Scope and General Purpose:
The job of the Resort Maintenance Superintendent at The Buccaneer Resort in Christiansted involves providing leadership and oversight to the Desk Maintenance personnel responding to guests needs. In addition to this, a Resort Maintenance Superintendent performs a variety of work alongside Maintenance personnel performing general maintenance and repair of hotel buildings, facilities, and equipment. The Resort Maintenance Superintendent assures that Maintenance personnel assist Hotel staff members in a smooth and efficient manner, and that they adhere to all protocols in line with the hotels strategy, and values.
Main Duties:
Weekly Scheduling of Desk Maintenance personnel
Assigns regular ongoing routine responsibilities
Assigns maintenance orders
Participates in annual/periodic employee performance reviews
Conducts daily shift transition meeting
Initiates regular coordination with the Maintenance Department on non-routine general maintenance repairs outside the scope of the Desk Maintenance Department
Follows-up on completion of every maintenance order assigned to ensure timely completion and competency of the repair or maintenance rendered
Conducts initial and remedial training for Desk Maintenance personnel in routine maintenance techniques and procedures in coordination with the Engineering and Maintenance Manager
Conducts training for Desk Maintenance personnel repair techniques and procedures in coordination with the Engineering and Maintenance Manager
Develops and monitors maintenance logs for all scheduled maintenance tasks around the property to ensure they are properly performed and done on schedule
Responsible for the care, custody and control and timely replenishment of Desk Maintenance department supplies
Performs a variety of work in the maintenance and repair of buildings and grounds at various facilities/sites including carpentry, electrical, plumbing, glazier, masonry, and painting tasks. Including, but not limited to the following:
Repairs and treats structures such as floors, showers, sinks, walls, roofs, and carpets.
Cleans debris from roof gutters as necessary.
Performs minor troubleshooting, repairs, and adjustments of locks on doors, cabinets, desks, closets.
Repairs door hinges.
Cleans plugged key slots.
Changes filters on various ventilation units.
Hooks up and services kitchen appliances.
Reports mechanical malfunctions to appropriate party for action.
Moves and assists in moving furniture and equipment at various facilities/sites; sets up and breaks down cubicle partitions.
Identifies projects requiring the services of a higher skilled crafts person.
Completes service requests and updates work logs for specific site requirements.
Assists with special projects periodically as directed. Ensures that Desk Maintenance personnel maintains clean, safe, and orderly work sites.
Provides regular instruction and review of SDS information sheets to Desk Maintenance personnel for the hazardous materials used in the performance of duties
Possesses and maintains the ability and willingness to be on call 24/7 to handle emergency situations
Has a direct responsibility of managing assigned personnel resources
Minimum Qualifications:
Education, Training, and Experience:
Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described including related work experience in one or more of the building trades.
Extensive knowledge of methods used in maintenance including basic knowledge of the following trades: carpentry, plumbing, glass replacement, painting, masonry, appliance repair, and electrical wiring; maintenance of hand tools and gas-powered equipment.
Proficiency in the standard practices and tools used in the maintenance and repair of building facilities and knowledge of safety practices and procedures related to the building trades as well as proper lifting.
Ability to perform a variety of physical labor including climbing ladders, bending, kneeling, reaching, and standing for long periods of time; lift and carry boxes, tools, equipment and materials.
Must have basic math skills to add, subtract, multiply, and divide.
Communicates effectively in both oral and written form; maintain work logs and service requests. Must be able to establish and maintain cooperative and effective working relationships with those contacted in the course of work assignments as well as giving clear concise direction the employees under supervision.
