Maintenance Technician
Summary:
The Maintenance Technician is responsible for performing diversified duties, including installing, troubleshooting, maintaining and repairing American Campus Communities (ACC) buildings, grounds, facilities and equipment according to safety guidelines, and ACC policies and procedures to support the achievement of the propertys business goals and objectives.
Critical Duties:
Responsible for the overall care/maintenance, including preventative maintenance of the property in accordance with ACC objectives.
Responsible for being On-Call for emergency work orders and may be responsible for lock-outs.
Understand and follow all safety protocols including understanding MSDS on use of chemicals.
Report any observed violations of property rules and regulations to Maintenance Supervisor/Manager and/or General Manager.
Responsible for understanding and following the ACC key policy.
Essential Duties (other duties may be assigned):
Assists in completing work orders of various types including, but not limited to: electrical, plumbing, HVAC, drywall, painting, appliances and make readies.
Assists in the preventative maintenance and general repairs of the buildings exterior and interior systems.
Assists in maintaining swimming pool(s) and spa(s).
Assists in snow/ice removal (where applicable).
Assists in completing Monthly Facilities Plan tasks.
Performs duties and assists in completing daily duties as outlined in the ACC BOSS program.
Assists daily in picking up trash on the grounds.
Assists other departments with moving furniture including unloading and storing supplies.
Attend all mandatory employee staff meetings and company safety meetings/webinars.

Education/Experience:
A minimum of 1-3 years of related experience and/or training, including HVAC; or equivalent combination of education and experience.
High school graduate or equivalent.
Knowledge, Skills and Abilities:
Knowledge of:
Understand safety procedures including MSDS on use of chemicals.
Preventative maintenance and general repairs, including the use of hand tools.
Pool/spa maintenance.
Skill in:
Communicating effectively, both verbal and written, with internal and external customers, including residents, management and co-workers.
HVAC.
Appliance repair.
Ability to:
Understand and carry out multi-step instructions.
Read and interpret documents such as safety rules, operating, and maintenance instructions, and procedure manuals.

Work Environment:
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions. The noise level in the work environment is usually moderate. This role will use of hand tools. This role may use standard office equipment such as computers, phones, photocopiers and fax machines.
