Maintenance Supervisor for Brand New Lease Up (Euless)

The Maintenance Supervisor contributes to the increase of retention rates and occupancy percentages through the

maintenance and improvement of the physical property

Strategic Work:

Consistently ensures compliance within the maintenance team.

Improves processes and finds efficiencies in workflow.

Troubleshoot and implement cost saving techniques to save the property money

and recommends improvements.

Lead in the management, training, and retention of quality employees.

Tactical Work:

Consistently review pending work orders and allocate appropriately.

Maintain monthly and yearly budget overages.

Facilitate property maintenance issues, including scheduling regular

maintenance and repair, negotiating contracts with vendors and conducting

property inspections to ensure property is in good working order and well

maintained on a weekly basis.

Meet with team to discuss daily responsibilities.

Review turn and made ready schedule and delegate work to proper work groups.

Close out work orders when complete.

Continue education through Embrey University, industry related organizations

and training offered by our vendor partners.

STANDARDS:

Achieve at least a 4.5 overall maintenance survey score.

Evaluate overall NOI and Revenue Growth of the Property.

Will turn vacant apartments within 5 business days.

Work orders completed within 48 hrs.

Stay up to date on relevant certifications.

Able to work in a collaborative environment

Treat others with respect and dignity to provide a good work environment

Have a good work ethic and morale standards

Represent the company by being professional

Be accountable for your conduct and decisions

Work efficiently with a commitment to high standards

Support the empowerment and advancement of team members

QUALIFICATIONS:

High School Diploma or GED or

5 years of Related Field Experience

Yardi experience preferable

Valid Driver’sLicense

HVAC certified

Pool certification

Criminal Background Check

Non DOT Testing

MVR

PHYSICAL REQUIREMENTS:

Manual dexterity, ability to lift up to 25 pounds, ability to reach and bend using

2-step stool while safely lifting and lowering boxes. Ability to travel to and from

meetings, training sessions or other business related events.

WORKING CONDITIONS:

General office and sedentary. Use of personal computing equipment, telephone,

multi-functioning printer and calculator.
