Job SummaryThe Maintenance Supervisor oversees the overall appearance and maintenance of our apartment communities. This role is responsible for supervising and motivating a diverse maintenance team, ensuring timely repairs, and maintaining compliance with safety standards. The position requires independent decision-making, especially during after-hours emergencies, and plays a critical role in resident satisfaction and property preservation.The Community Manager at Cypress View Villas is eligible for a 100% apartment allowance if living on-site.Reports to: Property ManagerKey Responsibilities Include(but are not limited to)Property MaintenancePerform, schedule, and supervise maintenance repairs throughout the property.Schedule, monitor, and conduct preventative maintenance.Maintain a flexible, available schedule to respond to and resolve after-hours and weekend emergency maintenance and custodial requirements.OperationsUse Yardi (or similar) property management software to manage open service repair requests.Create and manage a budget while maintaining an accurate inventory of maintenance items.Ensure that policies and procedures as well as safety and compliance expectations are met.Team Management & Customer ServiceLead, motivate, and develop a successful, inclusive, and diverse property maintenance team.Provide timely and constructive performance feedback and light mediation.Deliver outstanding customer service to all residents.Compliance & SafetyEnsure adherence to OSHA standards and company safety protocols.Maintain certifications and ensure team compliance with environmental and pool safety regulations.Vendor & Inventory ManagementCoordinate with vendors for specialized repairs and services.Maintain accurate inventory of tools, equipment, and supplies.QualificationsEducation & CertificationsHigh school diploma or equivalent required.HVAC-EPA (Type II) or EPA Universal certification is required.Certified Pool Operator (CPO) certification strongly preferred; must obtain within 90 days of hire.ExperienceThree or more years hands-on apartment or building maintenance experience required.Supervisory experience required.Experience with Yardi or other property management accounting software.Skills & CompetenciesStrong knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair.Budget management and cost control.Leadership and team development.Customer service and conflict resolution.Time management and prioritization.Safety and compliance awareness.Problem-solving and decision-making.Vendor coordination and negotiation.Computer literacy (Microsoft Outlook, Word, Excel).Communication skills (verbal and written).Adaptability and flexibility.Preventative maintenance planning.Inventory management.Emergency response capability.Technical troubleshooting.Key Success / Performance IndicatorsResident satisfaction scores.Timely completion of service requests.Preventative maintenance compliance.Budget adherence and cost efficiency.Team performance and retention.Exempt StatusNon-exempt (hourly)Physical RequirementsFor an 8-hour dayNever = 0% | Occasional = 133% | Frequent = 3466% | Constant = 67100%Travel Requirements: OccasionalLift/Carry 12 lbs. or less: FrequentLift/Carry 1325 lbs.: FrequentLift/Carry 2640 lbs.: OccasionalLift/Carry 41100 lbs.: OccasionalPush/Pull 12 lbs. or less: FrequentPush/Pull 1325 lbs.: FrequentPush/Pull 2640 lbs.: OccasionalPush/Pull 41100 lbs.: OccasionalType/Keypunch: OccasionalSit: OccasionalStand/Walk: FrequentBend: FrequentSquat/Kneel: FrequentTwist/Turn: FrequentCrawl: OccasionalClimb: OccasionalReach Up: FrequentReach Out: FrequentUse of Hands: ConstantDrive: OccasionalEstimated Rate of Pay:$28.36 - $32.17This position is non-exempt; the range above reflects hourly rates.
