We are seeking a Lead Maintenance Tech to become a part of the Baypointe Manor team in Texas City! You will perform the necessary work to keep apartments, mechanical equipment, service requests, and make-readies in good working condition.

Job Requirements

MINIMUM REQUIREMENTS:

Must have at least 3-5 years of experience successfully leading a maintenance team; garden style experience is a plus.

Mechanical, Electrical, Plumbing, and HVAC maintenance experience a must.

HVAC certification is required.

Must be able to occasionally lift approximately 75 pounds.

Must have personal/reliable transportation [including full-time access to a reliable vehicle] to get to work and respond to on-call emergencies as they occur.

Must have working knowledge and the ability to manage facilities through a work order system.

Must have and maintain a clean driving record and be able to pass background check and drug test.

DUTIES AND RESPONSIBILITIES:

ESSENTIAL RESPONSIBILITIES: (May include some or all of the following as applicable):

Manage and prioritize tasks for a team of Maintenance Techs, Porters, Make Readies, and Housekeeping.

Responsible for overall maintenance and physical appearance of interior and exterior of property.

Complete a daily walk-through of property to ensure an aesthetically pleasing environment with fully functioning equipment and amenities.

Assist in securing bids and proposals and make recommendations to the Community Manager.

Ensure all inventory purchases have prior approval from the Community Manager.

Comply with the budgetary guidelines dictated by the Community Manager.

Maintain a safe work environment while performing all responsibilities.

Work with the Community Manager to create and execute the Hurricane Preparedness Plan for the property.

Provide reports to Community Manager detailing property condition, safety issues, and any other noteworthy items.

Execute the maintenance work schedule provided by the Community Manager.

May be assigned other duties by Community Manager.

Ensure maintenance team is always courteous and professional with effective and timely follow up with Residents, contractors, vendors, and property management team on all maintenance services provided.

Promptly execute and oversee execution of all work orders to ensure timely completion for all properties.

Management of all hired outside contractors, vendors, and suppliers in all capital work, major repairs, and preventative maintenance projects. These projects include items such as unit upgrades, mechanical repairs/replacement/preventative maintenance, etc.

TASKS INCLUDE BUT ARE NOT LIMITED TO:

Proactively manage properties preventative maintenance program. Respond quickly to deficiencies found in preventative maintenance inspections.

Procurement of outside vendor services, including but not limited to obtaining proposals, executing letter agreements, vendor addendums, and contracts.

Provide and manage 24-hour on-call services rotated alongside other Maintenance Staff.

When on-call, it is expected that all Maintenance Technicians will respond to emergencies in a timely fashion, arriving to the property in no greater than a half-hour from the time of the initial call reporting the need for on-call services. It is expected that the Maintenance Technician will inform their supervisors of problems immediately.

It is expected that all Maintenance Technicians will be able to diagnose the problem and respond accordingly and quickly. That response may include contacting the authorities or an outside contractor or vendor.

Requires the ability to analyze the operation of various systems, determine the cause of any malfunctions, and take corrective action as required.

Excellent written and verbal communication skills, including maintaining good relationships with customers regarding status of their work requests. This includes the ability to interact with Residents, building staff, management, contractors, and vendors in a professional manner at all times.

Maintain accurate timekeeping each day, including that of the entire facilities and maintenance team.

Keep and/or oversee control of all keys.

Ensure the team is knowledgeable of all county requirements, safety, fire, and building codes. Train staff on proper safety procedures outlined by OSHA.

Execute and oversee the execution of Unit turnover work orders. Disconnect/reconnect and remove/install the following: appliances, washers/dryers, bathroom accessories, closet doors, interior doors, hardware, etc. after resident move-out for prompt unit turns.

Ensure peak performance of building mechanical, electrical, and plumbing systems.

Keep the maintenance shop clean and orderly.

Maintain and organize an inventory of maintenance supplies by always doing periodic checks for critically needed supplies.

Awareness, participation in creation, and control of operating, maintenance, and repairs budgets.

MUST HAVE THE KNOWLEDGE AND ABILITY TO PERFORM AND TRAIN OTHERS IN THE FOLLOWING DUTIES:

Plumbing repairs.

Repair/replace locks, smoke alarms, window screens, appliances, electrical devices.

Conduct roof inspections and complete minor roof repairs.

HVAC repairs and maintenance.

Additional Responsibilities:

Receive and complete work orders as distributed by Community Managers or supervisors.

Track and maintain hours, materials, costs, and paperwork for payroll and billing purposes.

Report back to Community Manager or supervisor regarding status of work.

Report unusual and irregular conditions to the Community Manager for possible new work orders.

Maintain cordial, professional manner in dealing with residents, contractors, management, etc.

Assist in maintaining all equipment, supplies, and materials in functional working condition in a neat and orderly manner.
