Knipp Contracting is a national GC with over 40 years in the industry and 100's of years of combined field experience. Our Houston market is booming, and we need your help. Our primary focus is doing rehab (turns/flips) on single family homes for property management companies, iBuyers and REITs.
We are looking to add several turnkey crews.
Projects may consist of:
o Drywall, tape and mud, texture, prime and paint.
o Cabinets, doors and trim including crown
o Minor Electrical - fans, light fixtures, switches, outlets, etc.¦
o Minor Plumbing faucets, angle stops, garbage disposals, toilets, etc.¦
o Exterior trim and siding
o Fence wood and chain-link
o Trash outs
o Initial Landscape
o Tile work is a plus (wall and floor)

What We Require:
1. Company must have general liability insurance ($1m./$2m.) and be able to add us as an endorsement on your policies.
2. Must have state and local licenses as required.
3. Crews must possess and know how to utilize all tools of the trade, including pressure washer, paint airless, brushes, rollers, drop clothes, nail guns, various saws, texture hopper/drywall tools, levels, square, all hand and power tools. Each crew must have minimum 1 mechanic, 1 paint/drywall man, & 1 carpenter.
4. Complete jobs on time without construction defect or large punch items, understand scopes and the process of coordinating labor and scheduling efficiently.
5. Document & communicate through email and phone with biweekly updates including pics, c/o items and weekly schedules.
6. Must have a superintendent that can communicate intelligently and walk properties with our local manager upon assignment and during the process of rehab.
7. Must be able to pick up all material orders from Home Depot. Our company orders all general materials at HD. The kitchen cabinets, and appliances are shipped directly to the home assembled. You will not perform HVAC or flooring installation.
8. All installations must be done to code with finish quality in all trades:
Demo, pressure washing, stucco repairs, drywall, texture, int/ext. paint, kitchen cabinets, laminate/granite counter top template and install, interior/exterior door and trim, carpentry, windows, appliances, finish plumbing, lighting, hardware, bath remodel, vanities, counter tops, shower/tub installation, tile surrounds, window and patio screens, landscaping, masonry repairs, cleaning, etc.
Experience working with REIT's, property management, or Fannie Mae type work
