We currently have an opening for a full-time Lead Maintenance Technician, reporting to the Property Manager, at University Club Apartments, located in San Marcos, Texas.

What You Will Be Doing

Responsible for making apartments move-in ready for new tenants

Walk around the community after move-outs, before preparation of move-outs, and at other stages of move-outs

Ensure conditions are up to community standards prior to move-outs

Make apartments ready for new tenants and ready for housing inspections

Maintain stock of repair parts

Create and maintain positive resident relations

Report maintenance updates and progress to Property Manager daily

In charge of making sure maintenance staff is following company policy and procedures

Oversight of maintenance staff to ensure quality performance; as well as responsible for:

o Responsible for making apartments move-in ready for new tenants

o Repairing and installing sinks, commodes and facets

o Repairing and installing drywall

o Caulking and painting

o Maintaining inventory for cost effective operations

o Repairing and replacing appliances

o Installation of water heaters

o Minor HVAC repairs

o Monitor gauges, trash, pets, and property common areas

o Flexibility to respond to calls and requests from tenants, which may include evenings and weekends

o HVAC certification/experience preferred

o Responsibly for completing work orders from The Property Manager

o Daily upkeep of grounds and landscaping

o Complete other projects and activities as assigned by The Property Manager

o Basic painting, electrical and plumping repairs

Inventory control of parts related to maintenance

Create and maintain positive resident relations

Report updates and progress for the community to Property Manager daily

Participate in other projects as assigned

What Is Required for Success

Universal EPA Certification

What Is Preferred for Success

Strong decision maker

Ability to work independently

HVAC certification/experience preferred

CPO certification is a plus

Excellent attention to details

Exceptional organization/multi-tasking skills

Basic painting, electrical, plumping and wallpaper repairs

High School diploma or GED

Physical Requirements

Must be able to lift up to 50 pounds

Bending and Twisting

Repetitive use of hands

Reaching above shoulder level

Pushing and/or Pulling
