Essential Job Duties:

Performs various minor building maintenance, both interior and exterior. Carries out small painting projects inside and out, including the use of tools and equipment such as sandpaper, paintbrushes, rollers, and spray guns. Prepares surfaces, cleans brushes and equipment. Mixes and thins paints, applies primer and finish coats to surfaces. Performs general carpentry work in which the finished appearance of work products is not the primary consideration such as simple construction and repairs. Uses a variety of common hand and power tools and basic assembly and fastening procedures. Assists with repairs to plumbing such as toilet flush mechanisms, toilets, rusted drains and traps, faucet washers, faucets, and sinks. Clears plugged fixtures such as toilets and sewer lines.

Uses ladders and scaffolds when necessary to clean or replace ceiling fixtures and light bulbs/tubes throughout buildings ensuring items are turned-in according to environmental regulations. Operates powered equipment such as scrubbers, polishers, buffers, vacuum cleaners, and attachments. Obtains, cleans and cares for materials, tools and machines necessary for building maintenance

Participates in quarterly inspections of the buildings and grounds, notes are taken and safety items are addressed and action needed is noted and communicated to supervisor and safety coordinator. Completes Hazmat inventories and keeps current. Obtains MSDS sheets, maintains master binder and ensures inventory sheets are kept in storage areas with products.

Operates motor vehicles in performance of assigned duties. Loads and unloads materials and equipment.

Will perform a variety of laborer tasks such as clearing brush, policing grounds, waste disposal, mowing, landscaping, repairing damaged roadways and walkways, cleaning ditches, leaf and snow removal. Will operate power mowers, small tractors, and use spades, hoes, rakes, hand mowers, clippers, saws, snow-blowers, leaf blowers and pruning shears.

Moves office and special event furniture and equipment to meet changes in space and room assignments.

Performs other duties as assigned.

Skill and Knowledge

Knowledge of various crafts and trades and the skill to perform work involving minor maintenance and repair of buildings, exterior structures, grounds, and related fixtures and utilities, using a variety of trade practices associated with occupations such as carpentry, painting, plumbing, and related trades.

Ability to read and follow instructions and diagrams. General knowledge and basic understanding of the various trades to detect obvious discrepancies, which can be seen or heard.

Basic knowledge of painting, plumbing, and carpentry. Ability to use and maintain a variety of power tools in the accomplishment of duties including, drills, saws, pumps, generators, sanders, grinders, spray painters, scrubbers, polishers, buffers, vacuum cleaners, power mowers, air compressors, and snow-blower, etc.

Skilled use of hand equipment such as scrubbers, hedge clippers, spades, hoes, rakes, pruning shears, hammers, saws, pliers, wrenches, screwdrivers, etc.

Knowledge of standard plumbing procedures to replace simple bathroom fixtures (i.e. toilets, faucets, etc.) elbows, union joints, etc

Knowledge of a variety of cleaning tools and solutions to clean and sanitize a wide variety of surfaces. Must be able to recognize chemical cleaning compounds and solutions that may constitute hazardous materials and waste disposal.

Knowledge of basic traffic rules and regulations. Knowledge and skill to load cargo properly onto a passenger vehicle.

Responsibility

Works alone or as a member of a crew under general supervision. Incumbent is responsible for accomplishing work in a safe manner, so as to prevent injury to himself and others. Performs duties independently in accordance with standard trade techniques and special instructions. The supervisor or higher graded personnel provides specific guides or instructions by which the incumbent determines the methods, techniques materials, and tools best suited to the particular job. Supervision or higher graded personnel makes assignments and issues instructions verbally, electronically or by plans and specifications.

Incumbent is expected to recognize those instances requiring supervisory assistance. Identifies and reports to supervisor problems that are beyond the scope of preventative maintenance and minor repair work. Completed work is reviewed periodically for compliance with instructions, timeliness and quality of results. Works cooperatively with supervisor to establish priorities for work assignments. Supplies supervisor with status reports. Ensures the end product meets all specified requirements.

Physical Effort

Work involves considerable standing, walking, stooping, bending, kneeling, climbing, and working in tiring and /or uncomfortable positions. May work from ladders or platforms, which require overhead or stretched awkward positions. Lifts and carries items that weigh 15-40 pounds. Must be able to start, push, pull, and guide equipment used, and to work in bent or cramped positions. Work requires effort with hands and arms for long periods of time using hand tools. Must be able to distinguish primary colors. Incumbent will be required to operate motor vehicles regularly and both light and heavy equipment on a recurring basis.

Working Conditions

The work is performed both inside and outside with exposure to all kinds of weather. Work area may be dirty, wet, dusty, and greasy with inadequate lighting, heat, or ventilation. Incumbent may be subject to fumes and chemicals. Must wear and use a variety of safety equipment such as hearing protection, gloves, hard hats and safety goggles.

U.S. Citizenship required.
