Summary/ObjectiveÂ

The Marketing Manager seeks to professionally manage the marketing of MSC apartments so as to maximize income and minimize expenses while protecting and improving value. The Marketing Manager seeks to rent 100% of all units at the highest rents the market will bear to the best residents possible.

Essential Functions

1. To develop an annual marketing plan (Plan yearly with monthly, weekly follow-up, and adjustments.)

2. To develop and assist with the preparation of the annual property budget.

3. To prepare and to coordinate annual renewal and new rates along with historical data on a standardized form (annually), to complete rent rate comparable spreadsheets, to visit comparable properties and put pertinent information on spreadsheets (semi-annually). To lead this preparation for the marketing team.

4. To develop and monitor all ads. To complete all traffic sheets (weekly), show/lease spreadsheets (bi-weekly) and application spreadsheets (monthly) on a timely basis.

5. Develop the new resident rental criteria, policy and procedures handbook, and other leasing polices.

6. Meet daily with the Maintenance Department to review turnover and apartment availability dates.

7. Adhere to all companywide leasing and marketing polices.

8. Review all resident applications, process applications, and process leases. Provide Property Manager will all processed applications for approval / disapproval based on current resident rental criteria. Once applicant is approved, provide Property Manager with all leases for review and signature.

9. To hire, train, schedule and supervise all marketing associates. To act as a resource for other MSC Marketing Managers.

10. To show and rent apartments when necessary. To schedule shows, and to aid in closing leases. To supervise the writing of all forms, checking applications, and approve per stated guidelines, and give to Property Manager for final approval. (Daily, as appropriate).

11. Assist in the collection of rent, resident service requests, and other resident related issues. Work in conjunction with Property Manager to manage resident relations (daily).

12. To communicate any pertinent information about the property and/or lease violations to the Property Manager. (Daily, as property is being shown).

13. To answer resident phone calls and correspond with residents. The Property Manager or Regional Property Manager proofs correspondence that is generated by the Marketing Department. (Daily, as necessary).

14. Inspect each unit and assist Property Manager in planning improvements and remodeling with an eye geared to increasing rents. (Annually).

15. Communicate any pertinent information to the Property Manager concerning condition of the property, resident calls and requests, and all other matters. (Daily)

16. To work with the Property Manager in planning of turnover.

17. Maintain accurate statistical information on renewals, new leases. Run, review, and distribute weekly marketing reports. Analyze all marketing data and spreadsheets (weekly). Compare data to previous years.

18. Conduct monthly market surveys.

19. Conduct weekly staff meetings.

20. To be familiar with and follow Company Policies, Fair Housing Laws and Practices and the Virginia Residential Landlord and Tenant Act.

21. To move-in, greet new residents and discuss the move-in packet with each resident in detail.

22. To develop a pro-active approach to marketing; brochures (annually), flyers (as needed). Plan resident parties, activities, and promotional events and create the monthly newsletter.

23. To develop a yearly marketing calendar and see that new ideas are not only suggested but implemented.

24. Responsible for successful use of and scoring results with LeaseHawk for self and all Leasing Agents.

25. Maintain a minimum Telephone Performance Analysis of 62% and a Conversion Ratio of 60% with higher benchmarks to be set after training.ÂÂ

26. Attend and plan special events that may include nights and weekend activities.

27. Perform on-site accounting responsibilities including, but not limited to, posting rent payments and billingÂand credit slips.

28. Assist in handling resident complaints, concerns and questions.

29. Percentage of shows/leases for employees averages a minimum of 33%.

30. The marketing related expense items (including concessions) are within or below budget.

31. Ensures properties online resident and leasing platforms are always up-to-date, including the events calendars. Requests updates or changes be made, if unable to make them.

32. Total Income Growth, Year over Year, should be 3% or higher. Maximize income while protecting and improving value, rent 100% of all units at the highest rents the market will bear. Accurately and thoughtfully prepare weekly leasing reports, and know your market. Establish rental rates and renewal rates. At LRO properties, engage in the daily rental pricing, make recommendations, and support the revenue program. Understand, interpret, and implement new resident scoring decision points when necessary. Maintain ancillary income and seek ways to increase ancillary income.Â

33. Annual Renewal Percentages should meet or exceed the previous years. Maintain positive resident relations to include fun resident events to garner high renewal percentages. Participate and engage in monthly LRO renewal calls, make recommendations, and support the revenue program. Promptly send renewal notices, make calls and efforts to sign renewals.

Supervisory Responsibility

To hire, train, schedule and supervise all marketing associates.

Position Type and Expected Hours of Work

This is a full-time position; typical work hours and days are Monday through Friday, 8:30 a.m. to 5:30 p.m. with an hour for lunch. Weekends (in a rotation) are expected as well as occasional evenings.

Travel

No travel is expected for this position. Occasional need to utilize personal transportation to inspect apartment property and surrounding neighborhood, make trips to bank and also visit corporate office.

Required Education and Experience

High School Diploma or equivalent

Knowledge of apartment property marketing management normally acquired by two years of college or comparable work experience.

Preferred Education and Experience

Bachelors Degree

Five years experience in property marketing management
