Braden Property Management is searching for a licensed Real Estate Property Manager to handle a portfolio of homes around the Charlottesville area. This is an opportunity to join a forward-thinking property management company and a dynamic team focused on cultivating a positive living environment for our residents, while simultaneously ensuring the care of our clients' investment

The Property Manager is the main point of contact for the homes in their portfolio and must be able to diplomatically and competently juggle the myriad of tasks, personalities, and responsibilities that come with the role. The ideal candidate with have the ability to self-manage and prioritize, have exceptional interpersonal relations skills. Strong written and oral communication skills. The ability to effectively operate in difficult situations.

ESSENTIAL FUNCTIONS:

Ideal candidate will be a service-oriented individual who can handle multiple priorities with efficiency and accuracy.

SOME OF THE MAIN JOB FUNCTIONS:

Connect with prospective residents to discuss qualifying criteria, and rental details. Show homes, screen applications, negotiate lease terms, and overall management of the leasing process.

Coordinate maintenance requests to ensure speedy and appropriate service. Supervise contract work and inspect.

Coordinate the move-in and move-out process, including inspections, make-ready for turnover, documentation and communications, and security deposit settlement.

Make court appearances and oversee evictions, as needed.

Maintain a schedule of home visits, and communications.

Collaborate with teammates to identify and solve any issues that arise.

Documentation and maintenance of a variety of records.

Other related functions necessary to implementing the job of Property Manager.

COMPETENCIES:

Must maintain VA Real Estate Salesperson license, and have a working knowledge of VA Real Property law, especially city, state and federal Fair Housing laws.

Familiarity with lease agreements and basic contracts.

Residential Property Management experience is strongly preferred.

Proficiency in working with computers including word processing, calendar management, G Suite software, and social media. Knowledge of property management software (especially AppFolio) is a plus.

Demonstrated ability to "close the deal", secure leases.

An ideal candidate will have experience with building systems.

POSITION TYPE AND EXPECTED HOURS OF WORK:

This is a full-time position; typical business work hours and days. Ability to handle occasional after hours showings, or emergencies, and ability to be the "on call" PM for a week, on a rotating basis. Significant periods of sitting, standing and walking are involved. Occasional moving through woods, unpaved grounds, up and down stairs, and in crawl spaces required. Limited need to lift items weighing more than 30 lbs. The Realtor Property Manager often works in the field alone, and must have awareness of personal safety.

TRAVEL/DRIVING AND OTHER EXPECTATIONS:

Must have a valid drivers license, and reliable personal transportation to make trips to properties in and around Charlottesville, VA. A lot of travel is expected. Approximately 20-40% of work is conducted outside of the office during the year, with up to 80% of time outside of the office during peak leasing season. Must have a cell phone to be accessible to BPM Team, tenants, owners and vendors. Submit to a credit and background check.

REQUIRED EDUCATION AND EXPERIENCE:

College degree preferred but not required

Must be a licensed Realtor by start date.

FLSA Classification: Exempt

Annual salary, with potential to earn lease commissions, and sales commissions. Some benefits, like continuing education, some CAAR/DPOR fees paid, cell phone reimbursement, health insurance, IRA matching contributions, and PTO.
