Management Services Corporation, one of The Caton Companies, is seeking a Service Manager, to join our Charlottesville facilities management team. This position will oversee the maintenance and parts departments for our Charlottesville properties. As part of our team, this position will work daily with our highly skilled Technicians, Property Managers and Owners in a fast paced and dynamic environment.

Summary/Objective

The Service Manager will oversee the quality control, efficiency, readiness and productivity of the Maintenance and Parts departments, constantly looking for improvements in procedures and processes.

Provide operational direction and leadership to Maintenance and Parts Departments, Operations Manager and associated departmental personnel.

Review and Analyze financial reports to understand performance and to improve efficiencies. Work closely with the regional property Manager to prepare monthly and quarterly reports as well as the annual budget.

Work in conjunction with Facilities Operations Manager, Property Managers and Officers to maintain the properties at their highest level.

Perform regular and routine quality control inspections of all technicians in the field, capturing performance on the prescribed quality inspection forms.

Serve as solutions resource for field technicians on maintenance related technical problems, utilizing both in house and third-party knowledge.

Be an active member of the Caton Companies Safety committee.

Advise on and respond to all property damaging emergencies.

Respond to all weather-related emergencies. Act as departmental lead for snow removal operations, coordinating with Buildings and Grounds Manager who oversees the plan.

Coordinate production of and reporting on reoccurring department reports such as the weekly work order report and work order status reports.

Complete employee reviews in accordance with company policy and with Operations Manager input, and present same to employees within 30 days of their due date.

Oversee and complete assigned work order review duties as policy and workflow dictates, coordinating all work with the Parts and Operations managers.

Oversee Turnover maintenance process.

Work closely with the Property Management team to prepare scheduling needs and repairs.

Provide well maintained homes to new residents at move in.

Supervisors Responsibility

Supervise the Parts, Operations Managers and Field Technicians.

Position Type and Expected Hours of Work

This is a full-time position; typical work hours and days are Monday through Friday, 8:30 a.m. to 5 p.m. with seasonal overtime as work volume requires.

Travel/Driving

Occasional overnight travel required. Routine use of personal vehicle for company business required, mileage reimbursed at company rate. Valid Driver's License and insurance is required.

Required Education and Experience

High School Diploma/GED

Service Management and inventory control.

At least 5 years' experience in a leadership or management role

At least 3 years' experience with service trade work

Team building experience

Experience providing excellent customer service.
