We are looking to hire for the Maintenance Technician position for an student housing apartment community located in Harrsionburg, MD (1 mile from JMU) to start ASAP!
The overall responsibilities of Maintenance Technician are as follows, but not limited to:
1) To report to the main office administrative staff or maintenance supervisor at 8:00 a.m. Monday to Friday or as otherwise instructed.
2) To assist and work under the supervision of office administrative staff or immediate supervisor in an effort to safely maintain the apartment communities, its buildings, grounds, and equipment in the highest possible physical condition at the most reasonable level of expense and operational standards established by the company.
3) To advise management/supervisor of needs for additional parts/supplies, equipment, or specialized repair service from outside contractors if work is beyond the knowledge/capabilities of the maintenance technician.
4) To help create and maintain a positive image for the properties by appearing neat and clean, interacting with tenants and guests in a friendly, businesslike manner, and providing efficient and effective service for maintenance needs. Upholding all company policies, goals and values.
5) The Maintenance Tech must have basic skills in the following fields:
Basic Plumbing (repair)
Basic Carpentry (repair)
Basic Electrical (repair)
Basic Sheetrock installation and repairs
Appliance installation, repair/troubleshooting
The ability to understand instructions, both written and oral
Must be a team player and able to work with other co-workers.
Make available apartments ready for move-in during summer turn over period (7/31-8/15)
Report any maintenance problems to the supervisor/management
Assist supervisor in controlling expenses
Pick up supplies as needed
Provide his/her own transportation and basic tools
(7) Participate/conduct preventive maintenance and improvement plans
(8) Perform maintenance work & follow-up on requests to assure the highest quality of customer satisfaction
(9) Perform emergency maintenance work after hours, on weekends and holiday, as requested by the management/supervisor
(10) Is expected to observe additional maintenance needs apart from specific requests, note condition of apartments, and report to management any unusual situations in specific apartments, overcrowded situations, bad housekeeping, dangerous situations
and the presence of pets where not allowed, etc.
(11) Will follow proper procedures regarding entering apartments, leave written notice of work done, and clean up any residue
from work performed.
(12) Required to know appropriate emergency contacts, as well as the locations of water and electrical cut-offs
(13) Willingness to perform any task required by supervisor/management
HVAC installation, repair/troubleshooting a plus but not required.
