Job Type: Full Time position which may occasionally require evening or weekend hours as job duties demand.

Harrisonburg Property Management company looking for a top-notch team player to join our property management company as an Assistant Commercial Property Manager. We provide values-driven property management with an emphasis on stewardship.

Position will be tasked with:

Assisting in all aspects (maintenance, financial, relationship management, etc.) of the operations of managing a commercial real estate and report directly to the Commercial Property Manager.

Candidate must possess/be:

1. A very strong moral & ethical foundation - integrity

2. 1-2 years related experience in management or customer service

3. Current Virginia Real Estate License - preferred, or will obtain by agreed upon date

4. A professional appearance and demeanor

5. Reliable, proactive, and must excel at and enjoy problem solving; must possess the ability to think critically and find creative solutions

6. An effective communicator with the ability to listen well and exhibit excellent follow through

7. Able to establish systems to organize and handle workload, prioritizing work and meeting deadlines

8. High degree of self-confidence tempered by humilty

9. Business, financial and accounting/math skills

10. Construction project management experience

11. Ability to work independently as well as be an active member of office team, sharing responsibilities and duties

12. Reliable transportation is necessary including a valid driver's license and insurance

Primary job duties:

1. Tenant Relations - Managing tenant accounts, funds collection, insurance compliance, fielding and responding to tenant inquiries and concerns, preparing and delivering notices, building positive tenant relationships and ensuring services are provided in compliance with policies, procedures, etc.

2. Property Maintenance & Improvements - Conducting regular periodic inspections, obtaining bids for larger projects, overseeing maintenance work as needed and managing various projects and other tasks from time to time, providing emergency response as needed.

3. Financial Reporting - Collaborate and assist the Commercial Property Manager and support staff in the preparation of income and expense budgets, other financial reporting items, common area maintenance reconciliation and other projects as they arise.

4. Record Keeping - Maintain files, perform lease abstracts, Lease review and abstracts; maintain a thorough understanding of leases to ensure compliance.

5. Assist with other commercial property management items to include but not limited to vendor relationships and contracts, COI and W9 compliance, accounts payable/receivable, and other assigned tasks and duties as needed.
