The MHE Property Construction Manager has a wide variety of duties related to the park, its residents, and potential residents. These responsibilities include, but are not limited to: Regularly meet with residents to receive their rent payment and often go to residents' homes to collect (or follow up on) late payments. Show available units to those interested in moving to the community; the units are sometimes model homes, and are sometimes actual homes that are currently available. The property manager is accountable to protect, maintain and enhance the value of commercial real estate assets in order to maximize the owner's financial return and for the benefit of the tenants, consumers and the community. This is accomplished by direction and coordination of the center's operational activities, leasing and marketing. This incumbent represents the property owner to both the tenants and the public. Responsible for overseeing and coordinating with onsite staff and vendors.

Essential Functions

1. Maintain primary responsibility for the income and expenses at the property.

2. Review open Service Orders with Maintenance Tech/Building &Grounds staff daily.

3. Review online marketing and meet with Asst. PM/Sales ManagerÂfor update daily.

4. Review home vacancy/turn status & upcoming move-ins / move-outs w/ Asst. PM.

5. If applicable, coordinate security vendor activity to ensure resident and property safety. Review Security Patrol Book and follow up on any incidents as required.

6. Follow-up on tenant complaints escalated beyond Asst. PM. Review History and Notes Report.

7. Monitor expenses, collection activity, and ongoing capital projects status.

8. Confirm all leases and corresponding paperwork are completed and input to Rent Manager software accurately and on a timely basis and that tenant files are complete.

9. Review eviction paperwork generated by Asst. PM to ensure accuracy and compliance with state and company guidelines.

10. Prepare incident reports-submit immediately to General Manager and Vice President. Ensure proper response and handling of all community incidents with staff, residents, and property to minimize liabilities (i.e., criminal activity, employee/resident injuries, fires, floods, freezes, etc.).

11. Delegate tasks to staff members to ensure all required functions are completed accurately and timely.

12. Oversee preparation of community / tenant notices (i.e., bad weather, emergency, late letters, phone/text broadcasts.).

13. Ensure efficiency of staff through ongoing training, instruction, counseling and leadership.

14. Administer action plans for staff performance problems consistently and on a timely basisdocumenting appropriately and communicating the situation with General Manager and Vice President.

15. Provide support to staff to encourage team work and lead as an example in creating a harmonious environment.

16. Maintain community appearance and ensure repairs are noted and completed on timely basis. This requires regular community inspections and tours.

17. To protect the communitys assets, perform quarterly inspections on all rental homes, documenting conditions appropriately as well as coordinate the correction of any issues found”following up through completion and billing Tenant for any damages as needed.

18. Identify and negotiate with vendors to secure competitive bids.

19. Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.

20. Code invoices and receipts and ensure weekly submittal to accounting.

21. Review all Move-Outs performed twice monthly in Rent Manager by Asst. PM.

22. Review all End of Month (EOM) reports.

23. Learn and ensure compliance with all company, local, state and federal safety rulesdirecting staff to follow a safety first principle.

24. Comply with expectations as demonstrated in the Employee Handbook & CMS Compliance Manual.

25. Achieve Fair Housing certification prior to interaction with prospects or residents.

26. Actively participate in completing training modules in Rent Manager University to hone and improve use and understanding of the software.

27. Act a liaison between MHE, property owner(s), and tenants.

28. As Construction Manager is responsible for overseeing and coordinating with on-site staff and vendors:

Ordered Home Info Received from Sales Manager, Miss Utility Setup, Permits Pulled, Address Requested, House #s Purchased, Footers Dug, Prelim. Soil Compaction Tested, Utility Trench Dug, Footer Concrete ordered, Anchors & Heat Pump Ordered, Skirting, Vents & Corners Ordered, HAVAC Connected, Electric Connected, Plumbing Connected, Driveway Dug, Lumber/Door Ordered, Desks & Steps Installed, Skirting Frames, Interior Work Completed, Skirting Installed, Carpet Seamed, Driveway Paved, Sidewalk Concrete Ordered, Sidewalk Poured, Lot Graded, Lot Landscaped, Final Inspection Called, Power Connected to Meter, Final HVAC Checked, Final test of all water and electric components in home, Schedule any warranty repairs needed, Interior Cleaned (Final).

Supervisory Responsibility

To hire, train, schedule and supervise all property associates.

Position Type and Expected Hours of Work

This is a full-time position; typical work hours and days are Monday through Friday, 8:30 a.m. to 5 p.m.

Travel/ Driving

No travel is expected for this position. Occasional need to utilize personal transportation to make (reimbursed) trips to bank, post office, courthouse and also to visit satellite offices.

Required Education and Experience

High school diploma or equivalent and professional knowledge of business discipline are required.

Must possess sales license from DHCD(VA) or ability to obtain required license

Knowledge of Manufactured Housing Sales and Marketing normally acquired by two years of sales experience

Achieve Fair Housing certification prior to interaction with prospects or residents.

Preferred Education and Experience

College degree preferred but not required
