Review the status of work performed

Review that the work is proceeding in accordance with the contract documents and in good workmanlike manner

Review contractors' pay applications and budget status

Review change order scopes of work and price proposals

Monitor the submission of RFIs and their responses

Monitor the submission and review of project submittals

Prepare Project Status Reports for the client

Review Design Packages for completeness and compliance with commonly accepted architectural / engineering best practices and the client's specific requirements.

Manage the procurement process for A/E firms and Construction firm in accordance with the client's requirements and regulations

Review and comment on submitted documents including, but not limited to: Building Surveys, Building Permits, Soil and Foundation Engineering Reports, designer's certification of code and ADA compliance

Other duties as assigned

SUPERVISORY RESPONSIBILITIESNo formal supervisory responsibilities in this position. May provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.EDUCATION and EXPERIENCEBachelor's degree in Architecture, Engineering, Construction Management, or related field.Minimum of five or more years of construction project management or similar experience.CERTIFICATES and/or LICENSESLicensure as either a Professional Engineer or Registered Architect is not required, but preferred.COMMUNICATION SKILLSExcellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.FINANCIAL KNOWLEDGERequires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.REASONING ABILITYAbility to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.OTHER SKILLS and ABILITIESIntermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.Knowledge of the entitlement/permitting process and construction delivery methods and agreements. Familiarity with construction best practices, general building codes, and various building types and systems. Passion for being detail oriented and highly organized.SCOPE OF RESPONSIBILITYDecisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines.
