CAPREIT owns and manages multifamily housing communities across the U.S. We are recruiting for an experienced Maintenance Technician for our Overlook at Brook Run apartment community located in Richmond, Virginia.

The Maintenance Technician is responsible for ensuring that the physical aspects of the property meet CAPREITs established standards and any applicable laws. The Maintenance Technician diagnoses problems and makes repairs in areas such as HVAC, electrical, plumbing, pool, carpentry dry wall, exterior structure, and appliance. The Maintenance Technician serves as a member of the on-call maintenance team providing evening, weekend, and holiday service as scheduled. The Maintenance Technician maintains and inspects public areas and vacant apartments and make repairs to ensure that everything works property when the resident moves in.

Responsibilities/Duties/Functions/Tasks:

-Troubleshoot and repair HVAC, plumbing, electrical, and all other systems and provide general maintenance, and cleaning for the assigned community

-Respond to and complete service requests in a timely manner and notify the manager if work orders cannot be completed within 24-hours

-Perform preventative maintenance to ensure building systems operate efficiently

-Repair and/or replace kitchen appliances such as refrigerators, stoves, and washers and dryers

-Prepare vacant apartments for move-in; including but not limited to carpet cleaning, painting and completing necessary repairs or replacements

-Maintain community appearance by replacing light bulbs, removing trash and litter, painting and performing repairs

-Assist with grounds keeping, housekeeping, distribution of notices, apartment inspections, and other tasks as needed

-Provides plumbing repairs, replacements, and/or installations including repairing leaks and removing clogs in sinks and toilets

-Perform electrical repairs and replacement of light fixtures and related items

-Organize, prioritize, and execute work orders

-Interact with residents and prospective residents in a professional, courteous, and respectful manner

-Safely operate power equipment and tools and use protective equipment when necessary and follow safety protocols and procedures

-Assist in maintaining the inventory of supplies, tools, and equipment

-Performs all other duties, as assigned

Qualifications:

The Maintenance Technician must be organized and an effective user of time, with excellent communication skills. The Maintenance Technician must be energetic, positive, self-motivated, a team player, demonstrate strong work ethic, and live CAPREITs core values. The Maintenance Technician must have a valid Drivers License and reliable transportation to respond to on-call emergencies, when needed. Must have general knowledge of electrical, plumbing, appliances, HVAC, carpentry, and painting. CFC certified with Type I & II or with Universal Certification is required. Must own basic tools. Must be able to work a flexible work schedule including weekends, participate in a rotating on-call schedule responding to residents emergency needs after-hours and on the weekends, and available to respond to weather or environmental emergencies. Must have computer literacy skills. High School diploma or equivalent is preferred.
