WANTED: Property Manager

Position Description

The Property Manager works to find new ways to achieve outstanding results for our clients. They are the main point of contact with our clients and develop strong relationships with clients. This position is familiar with both the Property Management Agreement as well as the Rental Agreement.

Purpose of the Role

The Property Manager will apply experience and confidence to new and unusual situations. They will have a mastery of tenancy laws and regulations as well as practical experience to guide their team.

Responsibilities

PRIMARY: Providing an amazing client experience for the property owners by responding rapidly to all communications, delivering proactive communication and execute meticulous follow-through on all matters. Create raving fans out of our property owners and tenants.

Leasing

- Review all marketing and provide feedback to team

- Ensure marketing and marketing procedures are adhering to company policy

- Communicate rent adjustments and recommendations to clients weekly until rented

Rent and Delinquencies

- Review delinquencies daily; direct team as needed

- Identify notices that need to be delivered and direct team accordingly

- Communicate delinquencies to clients; recommend evictions if necessary

Property Review

- Review completed PCSs next business day with Property Associate and Field Agent

- Quality Checks

- New Property Intake

Repairs and Maintenance

- Communication with clients on maintenance items

- Issue work orders

- Direct Property Associate follow through on work orders to completion

Lease Renewal

- Determine rental adjustment amount

- Review lease renewal letters prior to sending

Turnover

- Review Move-in Property Condition Report (PCR)

- Review Move-out PCR

- Communicate turnover plan with owner

- Communicate estimates with owners

- Initiate turnover work orders

- Perform Quality Control survey after turnover complete
