Requirements: minimum 2-years of apartment maintenance experience. Commute 30-mins or less from Racine. Available for rotation on-call emergencies. Must be able to speak and write English fluently. Pass criminal background check and employment references.

PRIMARY RESPONSIBILITIES
Conduct all business in accordance with company policies and procedures, state and federal l laws; e.g., OSHA, ADA, Fair Housing, etc.
Resident Service and General Maintenance
Perform maintenance and repair tasks
Ensure that all make-ready repairs and services are completed correctly and on schedule
Assist in trouble-shooting maintenance problems and make recommendations for correction
Assist in the collection of bids and procurement of outside services and/or vendors for contract or repair work
Be available to perform work orders and routine, preventative and deferred maintenance tasks
Document resolutions to all work orders
Provide information to be used in work order status reports, documentation of capital improvements and major repairs
Assist in keeping grounds neat and free of litter. Rake, sweep, shovel as circumstances warrant
Preventive Maintenance
Must be aware of the condition of physical property throughout the community and immediately notify management of any unsafe conditions; e.g., broken handrails, broken steps, open holes, broken/burned out exterior lights.
Maintain accurate records regarding preventive maintenance, work orders (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
Assist in scheduling and performing minor and routine maintenance on all appropriate equipment on a regular basis
Inspect and maintain all tools in excellent condition and ensure an adequate inventory of spare parts and maintenance materials
