The Warlow Drive Apartments Manager is responsible for the day to day operations for the Warlow Drive Apartment complex, including leasing, collections, and maintenance.

Essential Functions

  • Insure that the apartment complex office is open for operation each business day.
  • Collect all rents. Monitor late rents and fees.
  • Receive applications from prospective tenants, application fees, and security deposits.
  • Account for all rental income and operational expenses.
  • Prepare all leases and lease renewals.
  • Inspect apartments to be vacated, and insure all vacated apartments are prepared for new tenants in a timely fashion.
  • Receive and manage all maintenance work requests.
  • Insure that the complex and grounds are maintained in excellent condition.
  • Coordinate advertising and marketing of vacancies as necessary.

Additional Functions

  • Work with the Director of Real Estate to prepare operating budgets.
  • Provide assistance with cleaning, groundskeeping, and maintenance functions as needed from time to time.

Supervisory Responsibilities

  • Supervise the maintenance supervisor and other staff as appropriate.
  • Supervise contractors and vendors providing service and supplies to the apartment complex.

Working Conditions & Physical Requirements

  • Duties are performed both indoors in an office setting, as well as outdoors around the complex grounds, and inside apartment buildings and garages.
  • Duties require extended periods of sitting, standing, walking, talking or listening, and using hands to operate computer equipment or maintenance tools.
  • Duties require occasional periods of climbing or balancing, pulling/pushing items, lifting or carrying items, reaching with hands and arms, and stooping, kneeling or crouching.
  • Weights up to 50 pounds may be encountered.
  • Vision requirements include close vision and ability to adjust focus for reading, operating computers, and using basic maintenance tools.
  • Duties will include exposure to certain cleaning and water treatment chemicals and compounds, as well as exposure to certain operating mechanical equipment.
  • Hazards should be minor and controllable, but may include exposure to angry tenants or customers.
  • Noise levels are typically moderate.

Required Knowledge and Skills

  • Must be proficient in operating personal computer applications such as Microsoft Word and Excel, as well as email.
  • Must be familiar with basic bookkeeping skills.
  • Must be able to perform math at the algebraic level.
  • Must be able to communicate clearly both orally, and in writing. Must be able to read and write at a college level.
  • Must be able to interact with employees, tenants, potential tenants, and contractors in a friendly and professional manner.
  • Should have a basic understanding of building equipment operations, including heating, cooling, lighting, electrical, and other utility services.

Required Experience & Education

  • Must have a high school diploma or equivalent.
  • Two years experience in an administrative position.
