Maintenance Technician I

The Maintenance Technician I is responsible for performing daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves responding to basic service requests, assisting in apartment make-readies, maintaining the exterior of the property, and ensuring clean and acceptable curb appeal at all times. The Maintenance Technician I will also be responsible for trash removal, light cleaning, and maintaining the propertys flowerbeds, plants, and grass areas. This position requires effective communication with the Maintenance Supervisor and adherence to all safety and compliance standards.Reports to: Maintenance SupervisorKey Responsibilities Include(but are not limited to)Daily MaintenancePerform daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager.Respond to basic service requests and complete them in a timely and professional manner.Assist in apartment make-readies as needed.Property MaintenanceMaintain the exterior of the property daily to ensure clean and acceptable curb appeal.Pick up trash on the property and in common areas, including driveways, parking lots, curbs, trash receptacle areas, exterior hallways, breezeways, laundry rooms, mailrooms, and other public areas.Assist in trashing out vacant apartments and light cleaning prior to move-in.Ensure compactor/dumpster areas are emptied and kept clean.Use power blower and pressure washer to clean breezeways, steps, sidewalks, pool area, and other common areas.Maintain the propertys flowerbeds, plants, and grass areas, including pool cleaning or routine pool maintenance and snow removal.Walk the property several times a day to pick up new debris, including pet waste, and ensure pet stations are stocked and emptied.Communication and ReportingCommunicate with the Maintenance Supervisor regarding the status of work and any potential issues.Report any potential liabilities to the Maintenance Supervisor.Ensure adequate inventory of cleaning supplies and equipment, and notify the supervisor when supplies are needed.Maintain clean laundry rooms and mailrooms.Maintain clean doors and light globes, and clean light fixtures throughout the property as directed.Complete weekly vacant walks and replace exterior light bulbs as needed, reporting light issues to the Maintenance Supervisor.Empty all trash receptacles as often as necessary, checking daily.Report any inoperable vehicles on the property to the Community Manager.Assist office staff with posting notices on resident doors as needed.Safety and ComplianceAssist in property compliance with all Safety Risk Management Manual requirements and objectives.Participate in company-required training by the established deadline.Understand and follow safe work practices for the use of hazardous chemicals, Personal Protective Equipment, and Ladder Safety.Comply with all Fairfield standards, applicable health and safety rules and regulations, as well as local, state, and federal laws.Perform any other duties or responsibilities that may be assigned.QualificationsEducation & CertificationsHigh school diploma or equivalent preferredA valid driver's license may be required.ExperiencePrevious experience in property maintenance or a related field preferred.Experience with power tools and maintenance equipment.Skills & CompetenciesStrong communication and interpersonal skills.Ability to work independently and as part of a team.Attention to detail and strong organizational skills.Knowledge of safety regulations and practices.Key Success/Performance IndicatorsTimely completion of maintenance tasks and service requests.High level of cleanliness and curb appeal of the property.Effective communication with the Maintenance Supervisor and Community Manager.Adherence to safety and compliance standards.Positive feedback from residents and property management.Exempt StatusNon-exempt (hourly)Physical Requirements For an 8 hr day: Never = 0% | Occasional = 133% | Frequent = 3466% | Constant = 67100%Lift/Carry 12 lbs. or less: ConstantLift/Carry 1325 lbs.: FrequentLift/Carry 2640 lbs.: FrequentLift/Carry 41100 lbs.: FrequentPush/Pull 12 lbs. or less: ConstantPush/Pull 1325 lbs.: FrequentPush/Pull 2640 lbs.: FrequentPush/Pull 41100 lbs.: FrequentType/Keypunch: [frequency]Sit: OccasionalStand/Walk: ConstantBend: FrequentSquat/Kneel: FrequentTwist/Turn: FrequentCrawl: OccasionalClimb: FrequentReach Up: FrequentReach Out: FrequentUse of Hands: ConstantDrive: OccasionalEstimated Rate of Pay:$24.15 - $26.30This position is non-exempt; the range above reflects hourly rates.
