Residential Property Manager-Full Time

SKILLS, KNOWLEDGE AND PERSONAL CHARACTERISTICS:
The following attributes are desirable for job success: experience in managing multi-family, Condominium and mixed use commercial properties, certification as an Accredited Residential Manager (ARM®), ability to supervise staff and/or vendors, accounting experience, ability to communicate effectively, the ability to solve problems, detail oriented, familiar with basic building maintenance issues, ability to work well under pressure, and the ability to work with/without direct supervision.
SUMMARY OF FUNCTIONS:
1) The ideal candidate will be responsible for managing a large multi-family asset and scattered condominium sires, which includes street level commercial space, all located in Chicago.
a. The ideal candidate will be responsible to:
i. Interface with residents on a day-to-day basis
ii. Basic building maintenance knowledge shall include minor electrical and plumbing; carpentry, and heating and air conditioning.
iii. know how to bid out service contracts, work with service contractors to make sure the work is done correctly and on time.
iv. Knowledge of how condominium associations in the Chicago area are managed and have experience managing small to mid-rise condo buildings.
MAJOR DUTIES AND RESPONSIBILITIES:
Duties include, but are not limited to:
1) Tenant Relations:
a. Interface with residents and condominium owners on a day-to-day basis regarding maintenance, complaints and problems relating to service and lease provisions and any other issues as necessary.
b. Conduct move-in/out inspections of units.
c. Responsible for collecting delinquent rents and assessments as necessary.
2) Property Inspections and maintenance:
a. Conduct regular site inspections of property to determine cleanliness, and properly maintained. Report any issues/concerns to Supervisor or the proper vendor.
b. Makes recommendations for physical repairs and/or replacements based on these inspections.
c. Have a working knowledge of basic building maintenance issues and know the difference between warranty and tenant caused maintenance issues. Candidates may be required to complete minor repairs, maintenance and janitorial services.
3) Budget and accounting responsibilities:
a. Assist in the creation and responsibility for compliance to approved operation budgets.
b. Assist in budget preparation.
c. Review monthly income and expense reports and report on any variances from budget.
d. Negotiate for supplies and services with vendors and contractors to achieve best possible prices.
e. Approve all invoices to ensure they are processed per company standards.
ORGANIZATIONAL RELATIONSHIPS:
Reports directly to the President. Works with residential residents, condominium owners and Association Boards and commercial tenants, other management company employees, outside vendors and service providers.
OTHER REQUIREMENTS:
Hours of Work: Basic schedule includes, but is not limited to, 8:00a.m. to 5:00p.m., Monday through Friday., Must be on call “24 hours”.
Experience: Presently or previously employed with a property management company as an assistant manager or higher managing multi-family or commercial property for a minimum of three years.
Education: Two years of college; ARM® and/or RPA® designation; or related business experience.
Physical Requirements: Applicant must be able to perform the physical functions of the position, which may include, but are not limited to: ability to walk property, include climbing stairs, to complete physical inspections. Be able to effectively communicate with residents, staff, supervisors, vendors, etc.
Applicant must have a reliable vehicle to perform various management tasks and errands. Applicant must have proof of liability insurance for same. Applicant must be bondable and have a valid Driver’s License.
