H & S Properties is a privately owned real estate investment company in the Inland Empire. Our portfolio consists of multi-family, commercial, and industrial buildings. We are looking for a part-time maintenance technician with experience in multi-family.

Required Skills:

Knowledge of and experience in the safe use of a variety of hand and power tools. Problem-solving skills. The ability to troubleshoot, diagnose, and determine the best way to correct the problem. Effective verbal and written communication skills. Able to communicate professionally with vendors, tenants, and residents, and to cooperatively work in a team or effectively work alone. The ability to follow instructions and complete assignments in a fast-paced environment with changing priorities. At least 2 years of apartment maintenance experience.

Carpentry: Repair or replace doors, window frames, trim, baseboards, cabinets, fences, and gates as needed.

Windows: Replace window hardware, replace screens and broken window glass, or arrange with vendors for replacement.

Electrical: Repair and installation of wiring, switches, outlets, smoke detectors, CO2 detectors, thermostats, cables, breakers, lighting, and appliances. Inspect electrical systems for safety. Basic A/C diagnosis.

Plumbing: Diagnosis and basic plumbing repairs including leaks, breaks, unclogging lines, and maintaining septic systems. Replacement of toilets, sinks, water heaters, supply lines, angle stops, and faucets.

Painting: Drywall repairs, prep work, painting, replacement of damaged wood and trim.

Ground Maintenance: Maintain grounds in a clean and orderly manner including removing trash and debris. As needed: removing weeds, repairing irrigation, replacing plant material, adjusting timers, and notifying supervisors of any defects with irrigation and plant material.

Requirements:

Possession of a valid California Driver’s License and Auto Insurance.

Must have a reliable work vehicle capable of carrying materials.

Must have own work-related tools.

Available to respond to night or weekend emergency calls.

The ability to climb ladders and work on projects involving heights.

Comfortable with pets.

Able to pass the drug test and background check.
