Seeking experienced maintenance technician / handyman in the Mid City area to assist with management responsibilities for 22 apartments. This position is part time, great for someone who already has employment but can dedicate a few hours per week toward miscellaneous repairs and building upkeep. Compensation for this position will include an onsite 1+1 apartment at a reduced rent rate. When larger turn over jobs present themselves, compensation for those will be negotiable.

Responsibilities:
Plumbing: repair, replace or install faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, or washing machines
Electrical: repair, replace or install power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, or garage doors openers
Drywall repair: fill holes caused by nails, minor dings from normal wear and tear most commonly performed between the time a tenant vacates a unit and a new renter assumes occupancy or larger holes caused by damage
Painting: minor touch-ups following damage repair to new coats of paint applied to unit walls in between residents
Appliance repair: repair, replace or install household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners
Preventative maintenance: perform maintenance to heating and air-conditioning systems, plumbing fixtures, sprinkler system, smoke detector and fire extinguishers
Seasonal maintenance: daily maintenance, and end of season close down procedures
Health and safety maintenance (such as sprinkler systems or smoke detectors)
Install locks.
Requirements:
Minimum one year of previous experience in property management maintenance, other building maintenance, or related trade required.
Technical knowledge in the following areas: electrical, plumbing, HVAC, carpentry, dry wall, exterior structural, and appliance repair.
A valid drivers license and reliable transportation are required for on-call maintenance rotation.
High school diploma or equivalent required.
Ability to read, write, understand, and communicate in English required.
General computer skills, including operating a mobile device required.
Strong attention to detail, organizational, time-management, and problem-solving skills
Superior customer service skills including the ability to manage difficult customers and/or situations.
Ability to work independently.
Ability to work a flexible schedule to include weekends, evenings, and holidays.
Ability to maintain a flexible, available schedule to respond promptly and resolve after-hours and weekend emergency maintenance.
