Supervise and lead a team of maintenance technicians between two properties ensuring timeley and high-quality completion of service requests and preventative maintenance tasks.
Perform hand-on maintenance as needed, including plumbing, elecrical, HVAC, and general repairs.
Manage all unit apartment turnovers.
Maintain and implement preventative maintenance plan to minimize costly repairs.
Work with the property managers daily to coordinate and prioritize maintenance work orders to ensure all repairs are addressed promptly and efficiently.
Work with vendors and contractors regarding bids and overssing the completion of the work.
Work with the property managers regarding all Fire Reg.4 tests are completed annually as required.
Ensure compliance with all local safety codes, regulations and policies
Train and mentor the maintenance tema providing guidance and opportunites for skill development.
Order supplies and ensure all costs are maintaned within the budget.
REQUIREMENTS:
Must have 5 years+ in highrise or multi family maintenance and supervisory position( supervising a minimum of eight employees) and be able to oversee the maintenance staff between two properties.
Strong technical( internet wiring, plumbing, electrical, and genenral property maintenance) and computer skills are a must.
Have the ability to work with tenants in a professional manner as well as all the employees.
Exceptional organizational and time management skills with the ability to work simultaneously at two properties leading the maintenance team.
