JOB DESCRIPTION:
We are seeking a dependable, highly skilled Maintenance Technician to join our team in maintaining scattered-site multifamily properties throughout the Los Angeles area. This is a hands-on, field-based role requiring a “jack of all trades” who takes pride in high-quality workmanship, works efficiently, and communicates professionally.
This is a ROAMING position, you will service properties throughout Los Angeles County, this is not a single-site role.
Technicians are responsible for performing a wide range of maintenance tasks including plumbing, electrical, drywall repair, and appliance installation. All work is managed, tracked, and documented in real time using an iPad. The ideal candidate is highly organized, self-motivated, and capable of working independently with strong time management skills and a commitment to high-quality workmanship.
RESPONSIBILITIES:
-Complete maintenance work orders efficiently and thoroughly across scattered-site multifamily properties, including accurate written notes and photo documentation for each job.
-Use maintenance software platforms (e.g., PropertyMeld) to manage tasks, communicate with the office, and update work orders in real time.
-Perform skilled, multi-trade repairs (plumbing, electrical, carpentry, drywall, painting, appliance installation, etc.) to a high standard of quality, with attention to detail and safety compliance.
-Maintain professionalism and strong customer service in all resident and staff interactions; represent the company with a clean appearance, a positive attitude, and respectful communication.
-Manage inventory and vehicle stock efficiently — plan ahead for each job, minimize downtime, and avoid mid-day supply runs by staying organized and well-prepared.
-Keep job sites clean and orderly during and after work is completed; follow all applicable regulations including OSHA, Fair Housing, and Lead Safety guidelines.
QUALIFICATIONS:
-3+ years of experience in property or building maintenance, with well-rounded skills across plumbing, electrical, carpentry, and general repairs
-Proficient in using iPads, work order systems (PropertyMeld experience a plus), and capable of writing clear job notes and capturing documentation photos
-Strong reading, writing, and communication skills in english; ability to follow written instructions and complete digital forms accurately
-Excellent organizational and planning skills — able to manage vehicle stock, prepare for
-Must possess a valid driver’s license, clean driving record, and reliable personal vehicle.
-Dependable, punctual, and self-directed with a positive attitude and high standards of cleanliness and professionalism
-Able to lift 50+ lbs, climb ladders, and work in physically demanding environments.
-Must maintain compliance with OSHA, Fair Housing, Lead Safety regulations, and company no-drug policy
-Willingness to undergo additional training and pursue certifications as needed.

REPORTING STRUCTURE
Reports to the Director of Field Maintenance
SALARY RANGE:
Hourly Rate: $25 – $35/hour, based on experience and scope of work
