Apartment Manager and Maintenance or Team

AWI Management Corp. is seeking an experienced Manager and Maintenance or a two person team to manage our 44-unit apartment community in Fort Bragg, CA. Experience in affordable housing (RD, LIHTC, HUD) is preferred. An apartment may or may not be available. Will accept resumes for just the Management or Maintenance position individually. Experience in general building maintenance and landscape is preferred.

Maintenance Technician:

The position is full time, 40 hours per week.

This position pays $12.45/hour.

Manager:

The position is part-time 25 hours per week.

This position pays $14.00/hour.

Requirements:

-Valid CA Drivers License

-Reliable Transportation

-Authorized to work in the United States

Qualifications:

-Good communication skills

-Computer literate (Word, Excel, MSOutlook)

-Ability to positively interact with the general public, tenants, vendors, and corporate staff

-Strong organizational skills

-Ability to follow written instructions

-Ability to manage priorities and meet deadlines

-Experience with subsidized housing (HUD, Tax Credit, or RD) helpful

-General building maintenance skills (painting, cleaning, plumbing, electrical, carpentry)

-General grounds keeping skills

-Ability to manage emergency situations

Responsibilities:

-Oversee day to day operations of property; reporting to District Manager

-Process applicant paperwork, screening applicants, obtaining landlord references, ensure all paperwork including lease and house rules receive signatures, re-certifications of current tenants, conducting move ins and move outs

-Collecting rents and security deposits

-Enforcing lease and house rules

-Complete maintenance request work orders; ensure tenant's maintenance needs are being met

-Maintaining excellent curb appeal

-Ability to enthusiastically market vacant units

-Follow policy and procedures
