Position: Property Manager/Real Estate Agent

Location: San Diego, CA

Type: Full-Time

Compensation: Base Salary + Commissions (No Income Ceiling)

About Us: We are a dynamic property management and real estate sales company based in San Diego. Our team is dedicated to providing exceptional service and growing our business. We are looking for an enthusiastic, licensed real estate agent to become an integral part of our team and eventually take on a leadership role.

Job Overview: We are seeking a highly motivated, licensed real estate agent who wants to be involved in all aspects of property management and real estate sales. This role offers a base salary plus commissions with no income ceiling, and provides flexibility in working hours. Most tasks can be completed from home, but frequent travel around San Diego to manage properties is required.

Key Responsibilities:

Maintenance Requests:

Monitor and respond promptly to maintenance requests.

Determine if requests are emergencies and take immediate action.

Ensure maintenance tasks are completed and update the status in Appfolio and/or Property Meld.

Input bills and invoices into Appfolio with high attention to detail.

Leasing Agent Duties:

Find tenants for vacancies quickly to prevent loss of income.

Respond to leads and schedule showings promptly.

Ensure new tenants pay security deposits and rent before move-in.

Move-In/Move-Out Management:

Schedule move-ins and move-outs.

Ensure units are ready for new tenants and handle inspections.

Communication:

Update the team daily on progress and tasks completed via group text.

Ensure transparency to facilitate team focus and recognize your contributions.

Property Inspections:

Conduct annual property inspections and track inspection schedules using Appfolio.

Create detailed inspection reports and assign maintenance tasks as needed.

Requirements:

Licensing:

Must hold a valid California Real Estate Salesperson or Broker License.

Vehicle and Insurance:

Must have a reliable vehicle, a good driving record, and meet basic automobile insurance requirements.

Technology:

Must own a computer and a new enough camera phone (Apple products preferred).

Familiarity with Appfolio and Property Meld is a plus. Experience with Appfolio is required.

Skills and Traits:

Friendly and personable with strong communication skills.

Enjoys working on a computer and handling various administrative tasks.

Experience in real estate, construction, hospitality, or related fields is a plus.
