We are rapidly growing and seeking a Project Manager, to oversee and manage all aspects of the building life cycle. The idea candidate will be highly organized with outstanding customer service skills.
This position is responsible for ensuring thorough and competent management of project schedule, budget, resource allocation, and documentation during the life cycle of the build.
The Construction Project Manager works closely with the Superintendents, Customers, Pre-Construction Team, as well as outside designers, architects and sub-contractors.

Qualifications:
5+ years of knowledge and experience in the building industry (high-end residential preferred)
High level of proficiency in creating and maintaining a schedule
High level of proficiency with budgeting and thorough knowledge of MS Office.
Experience with JobTread construction management software or other packages
Excellent communication skills—written and oral.
High level of emotional EQ—ability to read the crowd.
Exceptional people skills—warmth and a disarming nature.
Highly organized, detailed, and systems-minded.
High level of drive and productivity.
Comfortable with holding people accountable and facing conflict head-on when needed.
Prior experience and ability to lead, manage and build teams.
Job Duties:
Manage up to 3 projects at a time with the help of 1 full-time job site superintendent
Oversee and manage all aspects of the building life cycle (Pre-con, Production, and Closeout).
Problem solve, strategize and provide support for Superintendent.
Manage relational challenges between stakeholders (customer, architects / designers, subcontractors)
Prepare cost analysis recommendations for budget challenges
Find and qualify new subs as needed
Oversee design changes with architects, designers, and customer
Send RFI’s to customers, designers, and architects.
Create scope of work docs, take-offs, and pricing for change orders.
Create and work with office in preparing change orders for the customer and tracking approvals.
Order & track finishes, fixtures & construction material deliveries
Engage in the pre-con on-boarding process for new projects.
Maintain timely & effective communication between production team, client, office and design.
Oversee contractual or scope changes with sub-contractors.
Maintain project documentation (legal, client issues, warranty, safety, code compliance, permits)
Maintain daily logs & job site pictures using JobTread
Schedule and track building dept. inspections, corrections, sign offs
Review shop drawings (windows, cabinets, building elements) as needed.
Hold weekly PM meetings at jobsite with Superintendent. Produce 1 week and 2 week ‘look ahead’ schedules. Make sure necessary materials are onsite, on order or being delivered.
Conduct crew safety meetings and maintain documentation
Responsible for building out and managing overall project schedule
Own and update budget (projections etc.)
Own and update “Master Construction Checklist.”
Own and update “Final Punchlist / Project Closeout” with customer
Provide customer Operating & Maintenance manual, any warranty info at project completion
Review production crew’s weekly timecard entries for accuracy and job costing
Job Type: Full-time, in person
Pay: $85,000.00 - $95,000.00 per year
