JOB DUTIES :Complete daily work orders promptly and efficientlyUnclog trash compactors twice a dayRoutinely inspect buildings, roofs, and common areas for any deficienciesReport any safety hazards to the Building Manager and direct SupervisorEnsure preventative maintenance scheduling and performance is up to dateRepair and unclog toilets, sinks, bathtubs / showers, and exterior drainsAppliance repair (refrigerator, stove, garbage disposals)Replace lights, fixtures, and electrical outletsPatching, painting, caulkingHVAC repairMaintain each storage and electrical room in an orderly clean mannerMonthly fire extinguisher inspectionsSchedule and complete unit turnoversREQUIREMENTS :Must be able to communicate in English, both verbally and in writingCandidate must be able to function in an on-call capacity and have reliable transportationAbility to lift or move objects at least 50lbs.Must be able to handle constant change in a fast-paced environment and be able to deal with multiple people and various situations simultaneouslyAbility to take initiative and work independentlyMust have at least 4-6 years’ experience in this fieldREAC / NSPIRE knowledge and other regulatory inspections
