Position Overview
Breaking Ground Property Management, LLC is seeking an experienced Property Manager to oversee a manufactured housing community in the Grand Junction region. The ideal candidate will have a proven track record in property and community management, strong leadership skills, and a deep understanding of manufactured housing operations, compliance, and resident relations. This position requires both strategic oversight and hands-on management to ensure each community operates efficiently, profitably, and in alignment with company standards.
Key Responsibilities
Oversee day-to-day operations of assigned mobile home communities across the Grand Junction area.
Supervise and support on-site community managers and maintenance staff.
Develop and monitor operating budgets, rent collections, expense control, and occupancy performance.
Conduct regular property inspections to ensure community standards, safety, and compliance with state and local regulations.
Manage resident relations, enforce community rules, and resolve escalated issues in a professional manner.
Coordinate capital improvement projects, contractor scheduling, and vendor performance.
Ensure compliance with Fair Housing, local ordinances, and manufactured housing regulations in Colorado.
Review and approve invoices, payroll allocations, and financial reports.
Prepare and present monthly operational summaries to ownership.
Recruit, train, and evaluate community staff for performance and development.
Assist with marketing, home sales, and occupancy growth initiatives.
Qualifications
Experience in property management; manufactured housing or mobile home park experience preferred.
Proven leadership and regional oversight experience managing multiple locations.
Strong financial acumen with experience in budgeting, reporting, and P&L accountability.
Working knowledge of Colorado landlord-tenant laws and Fair Housing compliance.
Excellent communication, organization, and problem-solving skills.
Proficiency in property management software (AppFolio, Rent Manager, or similar).
Valid driver’s license and reliable transportation (some travel required).
