In this role, you will coordinate and monitor the various procedures that are designed to expeditiously complete construction projects and other regional construction related activities. Key internal customers are region construction manager, area construction managers, regional, divisional and home office staff and owner operators. In addition to the following McDonald’s policies and procedures, principal accountabilities include but are not limited to:RelationshipsWorks closely with Development Expeditor, Area and Regional Construction Managers, Real Estate Coordinator, Property Management Team, Field Office Finance Team, and GBS.Fosters the development approach within the region.Maintains relationships among the regional staff, general contractors, suppliers, and franchisees.Process and Cost ManagementPrioritize workload based on timely work needed and project construction start dates.Monitor and update key Reinvestment Construction Coordinator responsible dates in Smartsheet.Maintain countdown to construction checklists to ensure all required tasks are completed and required documentation is obtained prior to releasing projects for construction.Creates projects in PCA when needed.Set up a project in Milestone Tracker as needed.Creates budgets for reinvestment projects according to project type.With the assistance of Area Construction Managers, ensure budgets in PCA are updated prior to construction start.Creates service purchase orders and change orders routinely and create purchase orders for goods when needed.Assist area construction manager with receipting invoices.Update Location Manager with development characteristics.Update PCA questionnaire for all projects.Prepares bond/letter of credit requests as needed.Process legal clearance for needed projects.Generate and process general contractor bids, draws, and change orders.For GC draws, verify all necessary paperwork has been submitted by GC, obtain email approval from Area Construction Manager, process draw, and upload all documentation to project Smartsheet.For GC change orders, make sure Field Work Authorization (FWA) forms are signed by all parties and the total amount on FWA(s) equal the change order total.Produce required GC master contracts/supplemental agreements and obtain required signatures.Works with Area Construction Manager to complete Estimated Cost at Completion Workbook and Form B Draft documents and submit timely, as required by project type.Ensure retainage release checklist is complete by verifying all required documentation is uploaded in the project Smartsheet before releasing retainage to general contractors.Perform closeout process on PCA projects, due within 150 days or fewer of construction completion.Quarterly, review projects on the Extension and No Activity reports with the Development Expeditor to highlight those projects that may need to be cancelled or continue as viable projects.Prepare and route the Extension and No Activity Reports for approval.Prepare paid invoice transfer forms as needed.Enter project start and completion dates in PCA for reinvestment remodel projects.Sets up new suppliers in accounts payable system.Ensure master contracts for architects/engineers/suppliers are current.Sends communication to GBS for “first day of no sales” for rebuilds.Assist with set up and training of new general contractors and suppliers.Ensures all required documentation is uploaded to each specific project Smartsheet, per the Construction Required Documentation Checklists by project type.Upload necessary PCA cost reports in project Smartsheet, Cost Summary, Cost Recap, and PO Summary Reports before ground break, at draft, and closeout, for cost tracking.Ensure ground break costs and approvals are uploaded to Smartsheet prior to release for construction.Obtains Special Deal Letter from finance and attach to project in PCA when needed.Coordinates/Plans for various meetings.Utilize necessary technology tools in the construction process (PCA, Smartsheet, XApps, BPM, DMS, Location Manager, DocuSign, FBI and Rbis)Comply with McDonald’s Standards of Business Conduct.Understands the contribution our development team makes to the plan to win.Thorough knowledge of McDonald’s audit requirements and ability to educate others.Benefits eligible: Yes

The expected hourly rate for this role is $33.75 – $42.19/hr.
