The Assistant Property Manager will work closely with the Property Manager and Director of Property Management to manage day-to-day operations and oversee the financial aspects of a portfolio of managed properties. The objective is to ensure the safety of tenants, well-maintained buildings and grounds; and achieve maximum return for our client's investments. The job entails:-
- Provide excellent service to our clients, tenants, and vendors.
- Coordinate repairs and maintenance, capital projects, and tenant improvements.
- Administer tenant leases to ensure compliance.
- Conduct new tenant orientation, complete tenant move in and move out following a company checklist.
- Assist with rent collection, monthly reports, and annual budget preparation.
- Obtain bids from third-party vendors, analyze bids, and obtain approval of selection.
- Process invoices for payment processing and monitor budget vs actual expense variances.
- Back up for the Property Manager.
The Assistant Property Manager will be a passionate and friendly professional who enjoys problem-solving and a team environment, communicates efficiently verbally and in writing, pays attention to details, follows through, and stays organized. Good computer skills are a must, with proficiency in Microsoft Office - Outlook, Excel, and Word. Real estate license and real estate office experience are a plus. At least 3 years in office administration with some accounting exposure, and a customer service environment preferred. A 2-year college degree will be helpful.
