Property Management - Occupancy Specialist (COS)

Occupancy Specialist (Certified Occupancy Specialist) wanted for subsidized high-rise building located in Lakeview neighborhood. Previous COS experience required.

As an Occupancy Specialist, you’ll be ensuring compliance in affordable and income-restricted housing cooperative.

Primary Responsibilities:

· Complete Processing of Interim Recertification

o Collection of Interim Requests, verifying employment or family composition information, process completed recertification.

· Meet with residents to explain changes in member charges due to recertifications, process any required corrections of recertifications.

· Conduct unit transfers to maintain occupancy standards

· Maintain waitlist, process all needed verifications of new applicants, prepare required move-in documents and forms.

o Send out periodic address change/purge letters

o Keep full notation of applicant events, notices sent, determinations on waiting list.

o Prepare application materials, meet with new applicants, perform new applicant orientations, etc.

o Existing EIV Search for incoming residents

o Finalizing new tenant’s paperwork, creating a file, and filing accordingly

· Review quarterly new hires reports and investigate unreported employment.

· Complete move-out and closing paperwork

· Prepare HUD repayment agreements and keep them logged.

· Quarterly Utility Allowance check request.

· Assist with preparation for MOR requests.

Support site and office operations as assigned by manager and other duties, as assigned.

Requirements

Education/Training:

College diploma preferred; high school diploma or equivalent combination of education required.

For affordable properties regulated by the Department of Housing and Urban Development (HUD) industry designation such as COS is strongly encouraged.

Ideal Candidates must have:

· A minimum of 3 years’ experience in property management.

· Proficiency in Microsoft Excel, Word, or other property management software (Boston Post, Yardi, RealPage, MRI).

· Great customer service skills.

Job Type: Full-time

Salary: $48,500.00 - $51,500.00 per year

Chicago, IL 60613: Reliably commute or planning to relocate before starting work (Required)

Experience:

Occupancy Specialist, Assistant Property Manager 2-3 year required.

Customer service: 1 year (Preferred)

License/Certification: COS (Preferred)

Driver's License (Preferred)

Work Location: One location
