Position Summary
This position will be responsible to complete minor and routine maintenance and repairs and other duties as listed below for the management company and the real estate portfolio located in Chicago and Northern Illinois.
Skills, Knowledge & Personal Characteristics
General building maintenance experience,
Knowledge of light carpentry, general building maintenance and minor plumbing and electrical repairs.
Knowledge of general safety procedures, safety consciousness, dependable, the ability to work under pressure of deadlines and ability to work flexible hours.
Summary of Job Functions
Responsible for maintaining the physical condition and appearance of the assigned properties, which may include, but are not limited to:
Diagnose and perform minor maintenance and repairs in a timely and professional manner.
Duties are performed within interior and exterior common areas, vacant units and within Tenant occupied suites.
Assure that all service requests are completed in a timely fashion, normally within 24 hours.
If necessary, follow up on incomplete service requests.
Inspect vacant units on a regular basis.
Inspect exterior of buildings on a regular basis and assist in keeping grounds neat and free of litter as necessary.
Duties may include janitorial or other clean-up work as assigned.
Order parts and supplies or purchase parts and supplies directly from local hardware/home supply stores.
Complete special projects as may be assigned and prioritized by the property manager.
Maintain accurate records and turn in time sheets, completed service requests and receipts on a timely basis.
Working and interacting with tenants, vendors, owners and coworkers.
Promote good public relations with tenants, coworkers with a friendly and courteous attitude.
Communicate with property manager on a daily basis to determine daily maintenance objectives.
May work and interact with leasing personnel, other maintenance staff, investment, development and construction divisions.
Other Requirements:
Hours of work are flexible but must be during normal business hours of 8:00am to 5:00 pm Monday through Friday.
Occasional Saturday work may be required from time-to-time when scheduled in advance.
Physical Requirements:
Must have the ability to:
Kneel, crouch, climb and crawl to reach items in need of repair.
Ability to lift 80 pounds.
Ability to operate all necessary hand tools to make repairs.
Ability to drive to and from job sites.
Tolerance to all extremes of hot and cold weather may be necessary.
Tools:
Must provide own basic tools or be willing to obtain the required hand tools. If specialty tools are required, they will be purchased by the Company.
Must be knowledgeable and skilled in the safe use and maintenance of the following:
Hand tools. Various wrenches, screwdrivers, grips, sledgehammer, snips, saws, etc.
Power tools. Wrenches, grinder, sander, drills, saws, etc.
Moving aids. Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders and extension ladders.
Transportation:
Must have a valid driver’s license and dependable vehicle to transport tools and equipment to job sites. Must have proof of liability insurance.
Education:
Minimum high school education or equivalent is required.
