General Responsibilities:

The Farm Manager shall assist the Farm Manager and staff with professional maintenance of the farm, machinery, shop and facilities, as required. This position is responsible facilitating the mission statement of the farm by managing employees on the staff, vendors and supplies along with expenses. This position reports directly to The Farm Manager.

General Requirements:

Must be very organized, experienced with management of farm upkeep, capital improvements, machinery operation, ongoing upkeep and preventive maintenance. Hours of position are 6:00 am to 4:00 pm. Monday, Tuesday, Wednesday, Thursday, Friday. Saturday mornings, as required. Prioritize repairs and maintenance. Repairs and upgrades according to the needs of the Farm Manager and owner. Be proficient in computer programs, (training provided) along with Word and Excel. Understand and assist with third party agreements and contract work with vendors in conjunction with ownership. Schedule, allocate and supervise farm hands. Make recommendations with staff and manpower. Interface and inspect barns, stalls, paddocks and grounds for ongoing operations and quality control. Manage maintenance team on a day to day basis. Be a good communicator to articulate needs and priorities. MUST BE A GOOD PROBLEM SOLVER!

Specific Responsibilities for Track, Stalls and Paddocks:

Prepare and make ready stalls, as required, for trainers.

Regularly inspect stalls and barns

Maintain roofs, siding, electrical and plumbing

Manage landscaping, existing and new.

Assure all common areas are mowed.

Assure all fencing is properly maintained.

Hotwalkers – mulch, mechanics and fencing.

Specific Responsibilities for Management of Staff:

Plan, schedule and manage daily track conditioning with staff.

Seasonal care of grounds including grass, parking lots, sidewalks– winter-snow removal, spring summer, fall mowing and trimming

Mowing management once a week – spring, summer, fall

Oversight of all drives, lawns, parkways, flower beds and trees

Keep records of maintenance and management supervision of preventative maintenance – gutters, drains, painting, roofs.

Fencing replacement, repair and paint along with bids for new fencing from time to time.

Assure fencing – chain link, gates, wood are in workable, aesthetically and functionally in good condition.

Assure all horse paths are groomed daily.

Rodent and wildlife removal, as required.

Specific Responsibilities for Management of 6 Furlong, Uphill and Sand Tracks

6 Furlong:

Open track for Trainers on all days track is open

Seal Track daily after 2 pm

Seal track during rainy weather.

Harrow Track daily 4:00 am and 9:30 am

Check for holes or drainage issues – ongoing

Assure railing and poles are in good condition

Communicate with maintenance staff for required repairs.

Coordinate with grounds on mowing and snow requirements.

Close and secure track after hours

Uphill:

Furrow daily after 2:00 pm

Report and coordinate repairs with maintenance for damaged railing or fencing

Check railings and surface daily for conditions.

Indoor track:

Furrow daily

Cleaning of track area

Secure indoor entrances

Cleaning Management:

Clean main event center and offices once a week

Clean clocker stand baths and office twice a week

Clean and stock 4 bathrooms daily.

Empty site trash cans 3 times a week.

Equipment Management:

Assure all equipment is in good working order

Maintenance upkeep

Maintenance logs

Coordinate with Maintenance supervisor and ownership on repairs and upgrades

Bunkhouses:

Vacant apartment turnovers for new tenants

Procure maintenance requests with maintenance staff

Monthly review of exterior for maintenance needs

Management and coordination with trainers for new tenants

Problem resolution for tenants, when occurs

Maintenance Facilities:

Oversee organization of maintenance shop and facilities

Assist with budgeting and forecasting of maintenance equipment and supplies

Coordinate with Maintenance supervisor on supplies, parts and needs

Miscellaneous:

Organize office and Shop with equipment, parts and supplies – ongoing.

Keep keys and locks organized

Vendor sub-contractor management

Report to Manager ongoing with potential issues of trainers and staff.
