Job Title: Assistant to Property Manager (Independent Contractor)

Location: Ballwin, Missouri and nearby areas

Position Type: Part-Time, Independent Contractor (Hourly Basis)

Reports To: Property Owner (remote)

Position Overview

The Assistant to Property Manager will serve as the on-the-ground representative for the property owner of several single-family rental homes located in Ballwin, Missouri. The owner manages the properties personally and seeks a reliable, trustworthy, and detail-oriented local individual to assist with certain in-person tasks that require a local presence. The ability to do handyman work would be beneficial but is not necessarily required.

This is an independent contractor role, compensated on an hourly basis, with a flexible schedule depending on property needs. The ideal candidate will be organized, professional, and comfortable interacting with tenants, vendors, and city inspectors.

Key Responsibilities

Vendor Coordination & Oversight

o Meet third-party vendors or contractors at properties as needed.

o Provide property access and ensure vendors perform work as scheduled.

o Visually check completed work for quality and completeness.

o Take and send before-and-after photos of work performed.

Property Showings

o Meet prospective tenants at vacant properties to provide access and answer basic questions.

o Report showing feedback and applicant impressions to the owner promptly.

o Additional compensation will be paid upon the placing of a new tenant.

Renovation & Maintenance Support

o Visit properties under renovation to confirm progress and quality of work.

o Notify the owner of any issues, delays, or concerns.

o Perform occasional minor repairs or light maintenance (e.g., replacing light bulbs, securing a loose fixture, replacing air filters) when not cost-effective to hire a separate vendor, or to do projects that fall within your expertise.

City and Regulatory Visits

o Meet with Ballwin city inspectors or other officials at properties as required for permits, occupancy inspections, or compliance matters.

o Report inspection results and provide photos or documentation to the owner.

Communication & Reporting

o Maintain regular contact with the property owner via phone, text, or email.

o Submit brief reports summarizing activities, completed visits, and time spent.

o Document any issues at properties with photos and clear written descriptions.

Qualifications

Residence within or near Ballwin, Missouri (within a 20-minute drive of all properties).

Reliable transportation and valid driver’s license.

Strong interpersonal and communication skills.

Dependable, punctual, and self-motivated.

Basic home repair skills a plus but not required.

Prior experience in property management, maintenance coordination, contracting, or real estate preferred.

Must be comfortable using a smartphone for photos, text, and email updates.

Must be able to pass a background check.

Contract Terms

Compensation: Hourly rate (to be agreed upon based on experience).

Hours: Variable, as needed—generally flexible and part-time, depending on activity at the properties.

Contract Type: Independent contractor (not an employee). Contractor is responsible for their own taxes and insurance.

Reimbursement: Pre-approved expenses reimbursed.
