SCOPE:

Job Responsibilities of the Maintenance Superintendent Perform maintenance service requests Assist in the preparation of market ready units, including removing trash from vacant apartments, homes, and commercial units (trash outs) prior to make-ready Troubleshoot/repair of mechanical, carpentry, plumbing, masonry, glazier, and electrical problems including appliance repair Responsible for upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings and common areas.

RESPONSIBILITIES:

The Superintendent will be responsible for common area and apartment repairs in the scope of plumbing, electrical, and carpentry.

The Superintendent will handle all aspects of the property's maintenance, interior and exterior building inspections, and preventive maintenance.

Customer service is a priority, and attention to detail are critical skills to ensure the satisfaction of our tenants.

Efficiently completes all daily work orders.

Communicates any delays in completing a work order with the supervisor in management office.

Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances and carpentry.

Maintain trash.

Other duties as assigned.

QUALIFICATIONS:

Basic knowledge of plumbing, electrical, carpentry, appliance maintenance, and boilers

Customer service.

Professional, courteous, and friendly demeanor.

Team-player.

Must have 3 years of clean driving record and personal, reliable transportation for on-call emergencies.

Minimum high school education or equivalent.

Valid driver's license.

Minimum 1 year of experience in general maintenance.

PHYSICAL REQUIREMENTS:

Ability to lift 50 – 100 lbs. following appropriate safety procedures.

Work in an upright standing position for long periods of time.

Ability to crawl in small and tight spaces.

Work in different environmental working conditions (e.g. heat, cold, wind, rain).

Walk and climb stairs, handle, finger, grasp and feel objects and equipment; Reach with hands and arms; Communicate, receive and exchange ideas and information by means of the spoken and written word.

Ability to quickly and easily navigate the property/building as required to meet the job functions.

Repeat various motions with the wrists, hands and fingers.

Ability to detect auditory and/or visual emergency alarms.

COMPENSATION: $17.00 - $19.00/Hourly(Based on experience)salary plus 5% quarterly bonus and 20% housing discount
