Facilities Technician
FLSA Status: Full-Time/Non-Exempt
A. Responsibilities and Duties
Summary
Responsible for enhancing the value of the center by supporting and effectively performing tasks assigned to the tech for the day-to-day operations of the buildings and property.
Essential Duties and Responsibilities
Ensures the safety, security, cleanliness, integrity, and appearance of the facility.
Implements preventative maintenance programs assigned to the department by the Operations Manager.
Cleans courtyard of the mall using a backpack blower daily. Performs in-house repairs to include minor plumbing, electrical, carpentry, HVAC, painting, landscaping and assist in minor landscaping projects & general maintenance on all property buildings and assets. Immediately communicates to Operations Manager if outside contractor service is required and implements the Operations Manager’s direction. Performs quality control inspection on work performed and takes corrective action as required. Expedites all “urgent” and “tenant related” work orders to completion including follow-up to assure tenant’s satisfaction.
Winter Tasks will include courtyard snow removal and daily ice melting of the common areas.
Ensures that the appearance and cleanliness of the center meet management and tenant requirements. Immediately reports tenant issues, site cleanliness and/or vendor quality control issues to the Operations Manager.
Assists in the preparation and dismantling of set-ups for all events, promotions, and holiday decorations.

The property is an outdoor lifestyle center. The majority of work is completed outside year-round with temperatures fluctuating from below freezing to above 100 degrees. Most tasks require standing and walking for the entire shift. Must be able to lift up to 50 lbs.
Education and/or Experience
High school diploma, or GED equivalent; 1+ years commercial facilities experience, or equivalent combination of education and experience.
Language and Communication Skills
Effective written and oral communication skills.
Reasoning Ability
Ability to solve problems and deal with a variety of variables. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form received by the Operations Manager.
Other Skills and Abilities
Proven ability to work in a team-oriented setting, be solution-oriented, perform well under the pressure of tight deadlines, adapt well to change, multi-task, and work accurately with detail.
Work Environment
This job operates in both inside and outside work; Work outside on building roof; regularly exposed to both hot and cold weather, dust, fumes, odors, noise, etc.

While performing the duties of this job, the employee is regularly required to talk and hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms and requires the ability to occasionally lift supplies up to 20+ pounds.
