Position Summary: The Maintenance and Construction Manager will supervise the commercial construction and property maintenance team, including repairs on commercial and residential rental properties.
Primary Essential Responsibilities:
Assist in the management of the preconstruction process for upcoming projects and the day-to-day management of multiple commercial and mill projects
This includes preparing budgets, gathering conceptual pricing from subcontractors and vendors, preparing schedules, and coordinating consultants.
Prepare and manage subcontracts, work orders, change orders, and purchase order documentation.
Assist in preparing and managing estimates and budgets for general operations.
Coordinate and host daily/weekly maintenance meetings. Prepare agendas, 2-week look ahead schedules, and “Toolbox Talks,” and take and distribute meeting notes.
Provide direction, guidance, supervision, and positive reinforcement for exemplary work or corrective solutions, if necessary, to maintenance techs and staff at the property. Ensure each team member performs their functions properly and is consistent with company policies, procedures, and standards. While monitoring timely scheduled work orders and projects.
Prepare the building permit application, including gathering plans, etc. Coordinate municipal and third-party inspections, including life safety inspections.
Be part of a dynamic Commercial and Mill renovation team taking on challenging and varied projects.
Capable and knowledgeable in the following areas: cleaning, painting, safety, lawn care, snow removal, replacement of lights, plumbing, electrical work, roof repairs, HVAC system maintenance, appliance evaluation and repair, relocation of furniture/fixtures, etc.
Responsible for preventive maintenance at the property and emergency services on/off hours. Monitor quality control with daily maintenance tasks, turnovers, small projects, commercial fit-ups, unit renovations, etc.
Schedule site walks with Property Managers regularly to set up preventative maintenance per the Director of Operations schedule.
Collaborates with Property/Facility/Commercial Managers to ensure the condition and appearance of the site's grounds are kept to Chinburg standards of quality.
Assist the Property Managers with inventory control of the property's maintenance supplies, performing a quarterly inventory and making recommendations to the Director of Operations for purchasing supplies and equipment.
Oversees bids, contracts, schedules, and work performed by approved contractors. Makes recommendations for capital improvements for property-to-property managers, residential property management directors, commercial managers, and director of operations.
Assist Operations with oversight of projects and personnel when needed. Managing resources – Assist PMs with finding contractors/services to meet specific needs.
Oversee and lead the safety of all work projects and work orders. Including holding a seat on the Safety Committee and ensuring all maintenance team members have safety training.
Demonstrates respect and regard for the dignity of all residents, families, visitors, vendors, and fellow employees to ensure a professional, responsible, and courteous environment.

Knowledge, Skills and Abilities:
5-10 years of commercial project management experience on historical projects valuing $500K+.
Experience in adaptive reuse of historic mill buildings.
Excellent written and verbal communication skills.
Demonstrates a high sense of urgency with the completion of tasks and superior time management skills.
Superb attention to detail completing assigned tasks within identified time frames delivering a quality, accurate work product.
Ability to work independently as well as collaboratively with team members. Highly organized, able to multitask, dependable, and detail-oriented.
Collaborate with Mechanical Technicians, Property Managers, and Contractors while being open to new ideas.
