The essential duties and responsibilities of the superintendent are the following: The maintenance, repairs and cleanliness of a multistory building.
The daily cleaning of the lobby and all public areas, including the sidewalk. The handling and removal to the street of building trash and recycled items. Daily inspection of the entire building including mechanical rooms; management of the schedules and checklists for maintenance. Inspection logs for sprinkler systems, fire extinguishers, elevators and other building systems.
S-12 and S13 certificates active.
The candidate must have the skills and experience in painting, basic plumbing and electrical repair, and the ability to diagnose the nature of building problems. On rare occasions, they must be able to go to the building and handle emergencies on a 24-hour, 7-day basis.
The abilities to keep records and store materials in an orderly manner are required.
This is a Live-out position.
