Job Title: Maintenance Technician

Reports to: Maintenance Manager

Wage: Weekly paycheck on an hourly basis

FLSA Status: Non-Exempt

Objective: Achieve the highest level of guest satisfaction by providing efficient and superior guest service.

Job Summary: The maintenance technician is responsible for safely, efficiently and effectively repairing and maintaining the hotels guest rooms, public areas, laundry, storage areas and work areas in accordance with policies, procedures and brand standards as established by Home2 Suites by Hilton.

Essential Functions and Responsibilities

1. To at all time display a “can-do” Attitude when working with co-workers, managers and Guests.

2. Actively promotes and demonstrates our Free to be you Service Culture.

3. Accepts and completes all maintenance work orders and requests by supervisors and guests in a timely manner.

4. Conducts daily rounds to ensure all equipment and systems are fully operational, safe, and in good working condition.

5. Conducts daily, weekly, monthly and semi-annual preventative maintenance in all guest rooms, work areas and public areas; as well as correct any deficiencies in these areas.

6. Ensures all required documents, logs and reports are completed accurately and timely.

7. Takes proper care of all equipment and supplies needed in the maintenance department.

8. Keeps shops, work areas and all storage areas clean, tidy and organized daily; Inventories supplies as needed.

9. Coordinates with and escorts maintenance contractors & vendors to work areas when applicable.

10. Quality of all work must ensure that the appearance and working order of the building and grounds meets or exceeds Home2 Suites by Hilton’s standards.

11. Responds immediately when on-call; in person or by phone.

12. Snow removal as needed.

13. Responds to fire and emergency situations by following established procedures.

14. Follows all safety and security procedures to ensure a secure environment for guests and team members alike; complies with OSHA standards as necessary; maintains lost and found, and key control procedures as established.

15. Responsible to participate in and attend any meetings or huddles scheduled.

16. Communicates regularly and effectively with all departments of the hotel to maintain the highest standard of guest satisfaction.

17. Any additional duties as assigned by the Operations Manager.

Qualifications: To perform this job successfully, the individual must be able to perform each essential duty and responsibility in a safe and satisfactory manner. The individual must be able to communicate effectively with coworkers and guests and have a neat appearance to represent hotel positively with guests. The individual must be punctual, have a good attendance record, and have reliable means of transportation to work.

Position type and expected hours of work: This is a full-time position. The typical hours for this shift are 7:00 am to 4:00pm. This position requires you to be on call as scheduled to respond to applicable maintenance requests after hours.

Work Environment: This job operates in a Hotel environment. Hotels can be a stressful environment that require frequent, pleasant communication with others, effectively deal with guests, and accept constructive feedback from supervisors. This job requires a person is able to change activity frequently and cope with interruptions. This role routinely uses cleaning chemicals and tools to clean guest rooms, public areas and food and beverage areas. Employees in this role are frequently exposed to hot water, potentially slippery floors, and cleaning chemicals and a variety of different food items. Employee must follow all chemical MSDS guidelines. Work involves considerable exposure to steam, dirt, dust, fumes, bacteria and odors. The noise level in the work environment can be loud. The employee may be exposed to hazards including, but are not limited to, cuts, slipping, tripping, falls and burns.

The employee is required to stand for long periods of time; use hands to handle or feel or reach with hands and arms. Considerable repetitive motions of hands and wrists is required. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Required Education/Work Experience:

High school diploma or equivalent

Minimum 1 year of general maintenance experience in a hotel or commercial setting

Basic knowledge of plumbing, electrical, HVAC, painting, drywall, and general repairs

Preferred Education/Work Experience:

Technical training or certification in HVAC, plumbing, or electrical repair

Prior experience in a hotel or hospitality setting, especially extended stay or select-service brands

Experience responding to guest room maintenance issues in a fast-paced environment

Basic understanding of fire safety systems, commercial laundry machines, or pool equipment (if applicable)
