Join Vanguard’s Global Workplace Experience (GWx) team as a Capital Analyst! In this role, you will have ownership and financial management of the GWx Real Estate (RE) and Capital Project Management budgets (Cost to Own). Primary activities you can expect to be responsible for include:

Fiscal capital planning

Project planning and cash flow forecasting including new Real Estate impacts

Asset and depreciation management

Management of WIP balances

Partnership with Accounting and FP&A partners

Proactive risks and opportunities list

Supports project teams with project billing and coding questions

The Capital Analyst is responsible for:

Financial Analysis: Conducting financial modeling, including cash flow projections, ROI analysis, and risk assessment for real estate investments and transactions.

Portfolio Management: Monitoring and optimizing the company's real estate portfolio, identifying opportunities for cost savings, and assessing the performance of existing properties.

Lease Analysis: understanding lease agreements and financial impacts, ensuring compliance with lease obligations with accounting partners.

Budgeting and Forecasting: Creating and managing budgets for real estate projects and providing financial forecasts.

Reporting: Generating financial reports and presentations for senior management, stakeholders, and investors.

Risk Assessment: Identifying and evaluating potential risks associated with real estate transactions and impacts to overall cost to own budget.

Strategic Planning: Assisting in the development of the company's real estate strategy, including expansion, consolidation, or optimization of real estate assets.

Collaboration: Collaborating with various teams, such as legal, facilities management, and procurement, to ensure alignment with corporate real estate goals.

Technology Utilization: Leveraging real estate software and financial tools for data analysis, reporting, and portfolio management.

Other duties as assigned.

What it takes:

Five years related work experience.

Undergraduate degree or equivalent combination of training and experience. Economics, Finance, or Real Estate degree preferred. Graduate degree preferred.

CPA, CFM, CMA, or other financial designation preferred.

Preferred Skill Set:

Strong analytical skills.

Proficiency in financial modeling

Expert Excel skills; Oracle or related software preferred.

Knowledge of real estate and accounting principles.

Strong relationship management and communication skills.
