Description and Qualifications
The Maintenance Technician is responsible for some maintenance of electrical, mechanical, HVAC, common areas, and vehicle maintenance. This team member must be able to assess any maintenance related problem in order to minimize internal and external guest inconvenience. The job schedule will be Sunday-Thursday from 1PM-9PM.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Electrical
Responsible for exterior lighting
Change dimmer switches wall plugs, breakers, lights, fixtures, and change light sockets in lamps
Change element, fuses in hot water heaters.
Plumbing
Changing o-rings and vacuum switches in whirlpool tubs
Repairing and general maintenance of shower and tub areas
Repair and general maintenance of commodes
Golf Cart Maintenance
Changing batteries
Changing tires
Lights, checking brakes
Overall general repair and maintenance of Golf carts
HVAC
Change ceiling and floor registers when needed
Changing thermostats
General maintenance of filters
Winterization of all outdoor units
Special projects as assigned
Mowers and ATVS
Changing Oil
Grease
Check Belts and Filters
Overall Repairs
Trucks and Van
Changing Oil
Filters
Rotate Tires
Servicing Transmission
Overall Repair
Must be able to contact vendors in the absence of the Maintenance Manager to repair major systems, to take bid actions, or in Emergency Call situations.
Must comply with all company policies and procedures.
To perform the essential functions of this position regular and consistent attendance is required.
Must be able to work well with other Team Members, Managers and interact with our guests.

EDUCATION and/or EXPERIENCE
High School Diploma or equivalent
Should have some courses in voc tech as related to the position
LANGUAGE SKILLS
Must be able to communicate effectively with guests, managers, and team members
MATHEMATICAL SKILLS
Basic knowledge and understanding of math
REASONING ABILITY
The ability to think outside the box and to place interim measures in effect to minimize down time of essential services
Must be able to trouble shoot various systems, with the objective being to repair and minimize down time for guests and employees
Must be able to exercise judgment and make decisions based on job knowledge and awareness of company goals
PHYSICAL DEMANDS
Ability to lift up to 50 lbs.
Required to work outside in all weather conditions
May be required to work long hours while standing
Must be able to operate a company vehicle or golf cart
